Where to stay in Cornwall with 3 year old?

I would love some recommendations of a nice area to stay in. Ideally I would like:

Not too far of a drive from London (!)
Close to beaches. Even walking distance if possible
Beaches which aren't busy
Accessible by car
Nice village/Town nearby
Easy walking for 3 year old
Possibly close to Eden Project

I've looked at Megavissey, Fowey, St Austell, Polperro which are all nice and have pros and cons.

Any thoughts on those or other areas please?

Look at Mawgan Porth? Not sure about the village bit but everything else ticks the box. I hope!! Booked for this summer!

Mawgan porch is lovely although obvioulsy busy beach at height of summer as is a lot of Cornwall, but beaches are often massive so people are spread out and it doesn't matter. No shade on that beach so take your own.

Ocean Blue holiday homes are really really lovely, Treyarnon Bay I think (although a slight trek to Eden Project)

Bosinver holiday cottages - amazing with our 4 year old last year. Highly recommend.
