Italian villa recommendations - help meeeeee (please)!

Anyone stayed in:

• a large Italian villa (10+ people) with pool;
• lots of twin beds (we are two couples and the rest are kids);
• easy access to shops/ cafe/ public transport
• near to Pisa/Bologna/Milan/Naples/Pisa/Rome/Venice or in Sardinia [all places we can fly to from our local airport]?

I am doing my head in on villa websites. Would be sooooo good to get a recommendation. It's for next year and none of our kids are babies (youngest is 6). Hope you can help.

We did via Cottages to Castles. We were last booking and called them and they were so helpful. We ended up near Arezzo.
