Horror 'lite' for young teens

Can anyone give me some ideas for films we could watch together for Halloween? DC are young teens and have seen all of the 'kids' ones when younger eg. Hocus pocus, goosebumps, etc but obviously too young for a traditional 'horror' film.

Are there any sort of 'in the middle'?

My 9 and 11 year olds enjoyed the sixth sense? I remember being terrified by it when it came out, but it didn't scare them at all!

Edward Scissorhands. Not horror, but quite gothic.
The Woman in Black? Probably on the edge rather than full horror.

Poltergeist. It's a 12 I think? I saw it at 15 and it terrified me. My 10 year old laughed at it.

American Werewolf in London? It's an 18 but we watched it with young teens (actually DD was probably 9!) ,it's so hammy and badly done that it's more funny than scary. Well, we thought so anyway.
I actually found Lemony Snicket much more frightening.
