Does anyone have any experience of this company managing retirement flats?https://www.selectretirement.co.uk/

After many years of poor service from First Port the residents (and their families) where my father lives
are looking to ask SRS to take over the building management from FP.

We had a very impressive presentation from SRS a few weeks ago and they sound great, but I’d like to make sure I’m advising DF to vote appropriately - they need 51% of the residents to vote for the change before going ahead.

You need to be very careful with costs for leasehold flats
Costs may include as below;

Whole building insurance
Annual fire safety check cost
Communal grounds maintenance, garden, car park cost
Communal window clean, gutter clean
Communal clean of inside spaces like stairs
Communal electric
Annual charge to freeholder
A seperate charge if you do not live there yourself, but sublet to someone else
What happens if the roof needs replacing, how will the charge be split to the occupants
Any other charge which they may add on

I have some knowledge of First Port, they are a huge company which owns multiple types of properties

Thank you. But I wasn’t asking about costs for leasehold flats. My relative has lived in the flat for years and due to poor performance from First Port the residents are considering changing the management company.
I am asking for reviews on SRS - one of the companies they are considering.

My point is, if the management company do more, they will probably charge more.

Suggest ask when the roof is due for repair

It’s not that they need to do more it’s more that they need to do what they are being paid to do, which First Port don’t. For instance, there hasn’t been a warden on site for many months as the incumbent has been off sick for a long time. No replacement. There are ceiling tiles missing in the corridors, the garden needs tending, the outside of the building badly needs painting, there’s been a leak in the laundry for months, to name just a few issues.
