Wimbledon Park primary catchment: Haslemere Avenue and Dawlish Avenue

Hello all lovely Mumsnetters!!

We are a young family of 4 looking to move to Wimbledon Park area from Greenwich for schools for our kids.

I didn’t grow up in London so don’t know the area very well. During our research I have found that some streets within the WPP catchment are cheaper than all others despite houses being larger- Haslemere Avenue and Dawlish Avenue. I guess there will always be more prestigious streets in an area but I just wanted to ask those in the area whether there was a reason for that that we should be aware of?

The houses on those roads aren’t as ‘pretty’ as the Victorian ones on surrounding streets. But I suspect price variance is more because catchment distance goes up and down - and although those roads are in the priority area, that doesn’t guarantee a place.
Halfway down Haslemere and onwards could be risky in some years. Likewise Dawlish quite far away - although catchment is done as the crow flies so the houses down the end of dawlish are probably less risky than the ones at the start of the road.
Consistently safe-bet roads that side of the school are Havana, Lucien, Mount, Acuba (1-8 only) and Brooklands. You should also be ok on the southside of Ravensbury Road up to about halfway/just past Acuba.
Some years you might be absolutely fine further away than these roads/areas, but other years - when sibling intake is high - I have seen people on the edges not get their first-born children in.
I would talk to the school before committing to a purchase - just to get the most up-to-date info.
