Buyer not collecting item

Ebay novice here, so quick 'what would you do?' for some more experienced advice.Thanks!

I sold a smallish bit of furniture 11 days ago. I've exchanged emails with the buyer 3 times each time saying they'll come and collect the item in the next couple of days and with an excuse about why they've not been able to each time.

I've been polite and have asked them to confirm that they want the item. And say when they will collect, saying that I'll raise a case with ebay if i don't hear back.

Just want to get rid of the item with minimum hassle and avoid any fees or negative feedback. Am i best to raise a non payment case or cancel the transaction? What difference does it make? or best to do some else all together? Any advice gatefully received!

Raise a non payment case. That way, if they don't pay up they get a strike and you get your fees back.

and they won't be able to leave feedback either

and if they do collect cash only, never paypal.
