Buying ex DP out

I am looking to buy my DP out of the house and I know the value of the house.

My question is do I also owe him for the extension which he paid to have built?

This could be make or break for me affording the house....

If you're married it wouldn't matter as it's all assets that are split. If you're not married I would ask a solicitor

You need to agree between you on the buy out price. Presumably the valuation you’ve had done of the house reflects the added value of the extension, so there wouldn’t be a need to pay him for that separately, but ultimately it’s for you to negotiate. If you can’t reach an agreement between you then you can obtain a court order for sale or equity transfer where it will be decided for you.

You need to get a market valuation. That will value the house as it stands now (including the extension), then you figure whether you can buy him out at half of that. If he still has outstanding debt that he can prove was used for the family (including home) you will be liable for that.

I have house valued. He just keeps mentioning that he paid to have the extension built so I will need to pay him that back as well as half the house 😔. Not like I'll have 2 kids to support too!

The value of the house includes the extension.
Assume that you own joint tenants? If so you own 50:50 legally.

Who was the valuation carried out by? If he doesn’t agree that the extension is already accounted for in this valuation, have if valued again by at least two other agents, and ask them to include in their written appraisal what they’d value at if the property hadn’t been extended.

By an estate agent. He agrees with the valuation but the extension didn't really add on any extra so he now wants the money back he paid to have it built.

Hmm, my view would be that if you were both selling the house on the open market, would he expect the purchasers to pay extra for the extension, despite it not adding to the value of the house? You should get 3 estate agents to value it and go for the average. I don’t think extra for the extension is relevant.
