Mortgage capacity

Can someone help me understand where I can get a mortgage raising capacity document that would satisfy a solicitor/court?
I’ve looked online, but they all seem to charge a large fee - is that right? Do I just go ahead and pay the fee to get it?
any help appreciated :) I need this done ASAP

I just went into my high street bank and asked them for a mortgage. They took all my details and then printed everything out. So a bit like a quote then, in writing. No fee payable. Anywhere you go and ask for a mortgage they should do this. Don't tell them you need it for court, tell them you're applying for a mortgage and would like a quote.

As @ByUmberViewer says, you can go into any high street bank to ask how much they’d lend you, or you can do this online and print off the illustration. Or you could look for a broker who takes their fee from the lender (once you decide to go with someone) and ask them to search what’s available - they’ll email their findings to you.

I just used one of the online ones, entered my income details and affordability details and it gave a mortgage capacity range. I used a screenshot of that.

I rang a local mortgage broker (ie not a chain) and they sent me a report which showed a list of companies that would lend to me and the range. No charge. I indicated I was hoping to buy ex out so would come back to them when got to that stage.

Hi, I had the same request from my solicitor for divorce number 2 (go me). I found these people www.themcrco.co.uk and had the report completed the next day. I had to supply information on income etc, they were really helpful; offering to show how not settling my debt, would impact my mortgage capacity. The ladies name was Clementine, hope this helps x
