If i was working AND if im not working.

I wont be moving till we've sold our house...unsure if i able to buy another house or to rent for a little bit.

I also have 3 children age 10, 14 and 18 (she may not be counted because she is 18 but she is in full education and works part time 20 hours a week).

Thanks

Won't your house sale mean you have more than £16k in savings.....that has a huge bearing on things?

Money from a house sale can be disregarded for UC calculations for 6 months after the sale providing you are intending to buy another house with it and you don't spend a single penny of it on anything else.

For private rent, they pay up to a maximum of the local housing allowance for your postcode and property size. I'm not sure how many bedrooms you are entitled to because I don't know the sex of your other children. You can calculate your LHA here https://lha-direct.voa.gov.uk/

You would be able to claim UC for your 18 year old if she is in non advanced education, if she is in advanced education or starts work you would still be allowed a bedroom for her. Her income would not be counted in any UC calculations.

Search for Local Housing Allowance rates by postcode or local authority : DirectGov - LHA Rates
