Do I just get an estate agent round or should I get a RICs surveyor report. This is all new to me and want a fair share of what the property is worth. TIA

Just call an estate agent for a valuation. Or a few and go with the one that's not ludicrous.

get three estate agent and take the average?
We ji#ust got the one valuation done by a surveyor as part of his mortgage for buying me out, but it was a bit higher than I thought ot would be, I guess I'd have asked for another one if it had been low.

Get three valuations from estate agents and take the average. If the issue went to court they would struggle to claim that 3 agents got the price wrong.

friend's stbxH insisted on paying for some kind of more certified/official valuation. He wouldn't accept 3 estate agent average.

Quick question, do the valuations need to be the ones where they come inside your house?
Do i need to start tidying the teens best ok so right now?

It's all down to agreement between you and STBX, you'll get more accurate valuations from surveyors coming inside.

You have to be careful getting a RICS survey.
My ExH wants to buy me out.
Our house was valued at £440k average of 3 estate agents and EA said it would definitely go to best and final offers as it’s in a great area. EA said we could potentially get £480k if we were lucky.
ExH wasn’t happy as it sounded too high for him. We got a RICs survey to keep him happy and the surveyor valued the house at £360k!
My solicitor said I could try and go back and try and get ExH to accept the estate agent valuations but of course there’s no way he will, so we’re stuck with the RICs value.
It’s all so depressing.
