Valuing the marital home

It's got to be done for financial disclosure purposes but there should be no need to sell this house so, given that there's no sales commission likely to be generated, will Estate Agents be interested in valuing it ?

Apparently we need 3 valuations to get an average.

The house needs a lot of work doing and would take a huge amount of tidying/clearing hoarded junk to be presentable to a valuer. I'm dreading it. If we're not actually wanting to sell, will they take photos etc or just provide a value. It's in a sought after street and would sell quickly just because of the location but as I'm the one hoping to stay in it, should I point out all of the things that are going to cost a fair amount to repair or is that not allowed ?

I got 3 EAs to value my house in similar circumstances. I was upfront about everything, including that I wouldn't be selling a d it was just for divorce purposes.

The EAs were great, gave all the same value so no dispute of the "real" value. Added bonus was that they gave a "low, realistic" value because they knew I'd be staying and would benefit from a valuation at the lower end of the range.

Definitely point out the flaws and work that needs doing. Maybe even get quotes for the work to present them as debts you will need to pay in the near future.

Did you tidy up as if you were wanting to sell ? Did they take photos ?

No, just valued as is. No photos. Just a valuation letter.

I've just had to do this got three round didn't tidy or clean which killed me pointed out the damp and the leak in the roof and was happy with there valuation on the lower side which I needed

I'm in your position op. They will value and it's just a letter/ email. No photos. Very straightforward. My issue has been that my ex rejected the average of the valuations (if your ex wants an immediate sale they may well do the same if they feel it is on the low side) so now we have to fork out for a surveyor valuation. I have no idea how they value it and whether it is likely to be higher or lower than the EA. Interested to hear of anyone having had one of these valuations!
