Selling House Before Divorce

Married for 22 years and slowly drifted apart to the point I decided to move out. 2 Kids (15 & 19 )

We have agreed to sell the house and her take ALL the equity from it so she can buy smaller and mortgage free. We have yet to begin the Divorce process. Before we sell, I assume i need to get some kind of Consent order in place to ensure she cant come back after my pension etc when she has already walked away with over 50% of the entire pot with house all the house Equity

True. She may still be entitled to a share of your pension depending on its value. All assets need to be considered and a solicitor may think you're trying to pull a fast one by giving up the house in order to protect a higher value pension.

A judge will likely award you both 50% of the assets. Is the CETV of your pension worth more than the equity in the house?
