Housebuilidng- how to buy the plot..?!

I am looking to buy a plot of land to build a house- I see many plots who have planning permission for a house with plans attached. Does that mean I can only build that designed house on the plot or can I build another house on the plot once I have bought it (if I re-apply for planning permission)?

You could try and amend the permission but you may not be successful - I would take advice from a local planning consultant before you buy
