Are you married? Do you have a partner? Can it go in their name?

Idontgiveagriffindamn · 28/03/2023 21:43

Did you have other things in your favour like a decent salary / partner has a decent salary? good references? Potential guarantor? Do you gave anything else like a pet that makes you less desirable?
Not gonna lie as a landlord if we had other more desirable prospective tenants I would not go for anyone with a CCJ (sorry). We had around a dozen applicants for our property when we re-let mid last year so we could afford to be picky.

PennyForearm · 28/03/2023 21:45

I would absolutely never rent to anyone with a ccj.

Sorry I know that’s probably not what you want to hear.

misslele · 28/03/2023 21:51

It's literally a debt I forgot about guys from 10 years ago that was in an old address didn't even let me know about it and I just found it on my record only £500 and now my life is ruined I would have just paid it

OP posts:
misslele · 28/03/2023 21:58

No partner guys just be me but also no pets and on good wage

OP posts:
MrsRickAstley · 28/03/2023 22:01

What's a good wage ?

misslele · 28/03/2023 22:01

Idk? I mean I get like 2.4k a month id say that's good

OP posts:
CheeseMcKnees · 28/03/2023 22:01

How old is it? Pay the debt off. It will be marked as settled, you may be able to dispute it as they didn’t have your correct contact details, pay it off and then flag it with the rating agencies.

You may need a guarantor if you wish to rent now.

Greensleevevssnotnose · 28/03/2023 22:04

Where I live in the south you need to earn 30x the monthly rent to be considered for renting. I lived in an air band b for ages ages till I got a taproom in HMO with no stupid rules attached so it's not impossible. Try spare room.com

Greensleevevssnotnose · 28/03/2023 22:05

Just a room not a taproom

Problem is I live alone in social housing and I'm so used to living on my own now and the air b and b rates are crazy

Would that get rid of the ccj

Anything over 6 years won't show on credit references. You could offer to show bank statements and pay slips. Could you offer a guarantor or 3 months rent in advance? I'm a LL and I would not rent a house to anyone with a CCJ simply because I'd not need to. Last time I had a 3 bedroom house come up for let the EA advertised it and I got 15 applications in 48 hours. I had to tell EA to take advert down. Tbh all except 1 applicant all seemed fine so I had to choose. I chose a couple with a child with additional needs and 2 dogs because I have a child with additional needs and have 2 dogs too. All except 1 of the applicants for my house came back with good credit ratings.

misslele · 28/03/2023 22:24

They've issued it about a year ago without telling me or offering me to court

Are you private or through credit agency

OP posts:
misslele · 28/03/2023 22:30

Sorry I meant through estate agents

Anything over 6 years I wouldn't care about tbh I'm surprised it shows up. A more recent ccj? Honestly? No way. I had Tennants default before so one crappy Tennant I'm afraid burnt me for life. I would never risk someone else defaulting on rent then trashing my house to get back at me for evicting them.

TheBrokenCracker · 28/03/2023 22:49

If you have social housing why can’t you just stay where you are?

caringcarer · 29/03/2023 00:35

I have 5 houses in town I live in and don't advertise but have a waiting list. For these houses I ask to see 3 bank statements and 3 pay slips. I have 4 houses in city my son lives in and for those I use an EA to credit reference check.

This was my thought.
Having rented and been a tenant recently I wouldn't give up social housing.

Can you do a housing association swap?

misslele · 01/04/2023 18:05

No one wants to come to my hometown lol, might have to move somewhere random with it it seems
