Thank you Pandawatch. DH & I have been chucking ideas around & can't get our heads straight!! Thought a few strangers could give me honest thoughts & boy did they!!! Some individuals just jumped on the bandwagon of questioning the price range policy that the majority of estate agents in this area use... Others did offer their opinion though, so that was good.

Essentially we've got a reasonable offer from an investor. It's lower than what we hoped for or really needed but equally only 10% off the top end of the bracket, so given the current market, pretty good. However, we'd have to borrow money from family to afford to buy a house in the preferred area (great primary school, walking distance to my sister (childminder for us), leisure centre, parents, nursery etc). The other 2 options are 1) wait a year or 2 & possibly move with 2 kids or 2) stay in our area, not borrow money & potentially risk DD going to the worst school in the area.

Think we're going to have to take the offer & suck it up. But its so hard when someone has so much money they can afford to buy 2 investment properties in a month & we've done so much work to this place, to only make 5k on what we paid 6yrs ago. Our double glazing is younger than my DD & cost that much FFS!!!! Angry

Thought it would be easier than this when we put it on the market, we weren't trying to be greedy, just thought the agents, zoopla etc would be roughly right!! Blush

What a frustrating situation. Have you tried going back to the potential buyer and saying they need to increase their offer? I definitely think it's worth a try as the worst that could happen is that they stick to their original offer. Can you check out what similar houses in your area have sold for recently? I get the impression that people buying as an investment will always go in as low as possible as they don't have the emotional investment in a home that someone buying for themselves would but at least you have the benefit that they are rarely part of a chain so the whole process is simplified.

As for borrowing from family, if you need to in order to move and they can afford to loan you the money you should definitely do it. You're not just thinking of yourselves but your dd's (and future dc's) future so don't feel bad (hopefully you're not!) by doing so.

Thanks pandawatch, that's kinda where we're at. Have asked agent to negotiate, my MIL offered us the money without us having to ask and figured it'll be worth it in the long run but so stressful!!! Thanks for advice though, its good to vent Wink

Sorry to hear AF has arrived for some of you. Just think of the wine/stilton/more wine and stuff you can do in the next couple of weeks. That's the way I try to look at it when AF arrives.

It's really silly but I also seem to be saving up my exercise to happen before ovulation. Afterwards I don't want to do anything too energetic in case I dislodge the tiny pre-embryo. This is probably nuts but exercise does tend to make me spot so i don't want to risk it. However a wee swim or walk won't do any harm.

So I got a positive on the OPK and we DTD. However (TMI) but lots of the sperm escaped. I worry no sperm erm... got in there. Due to dh being away last week/illness ect we hadn't dtd for weeks so it was a very nice shag anyway Grin I'm going to try to get up early in the morning to catch him before work and then when he gets home.

chunky - how mean of people on the other threads. Funny how they can be so brave to strangers. It's a difficult situation you're in and I think it depends how much you want to move. The market is so slow at the moment, but that also means house prices are lower. You're already asking for more on your house. Maybe you can stick to your guns and get a lower price on one you buy. I was heavily pg when we had to sell our old house. We'd only been in a year and because we wanted to sell it quickly we sold it and made nothing on it depsite the work we put into it. We didn't think about it again or regret it. We wanted to move and fast and we managed to. Saying that, i DO regret paying as much for the house we're in. Apparently they were trying to sell for AGES, and it was falling to pieces (well it felt like it when we moved in). I'm sure we would have got for much less if only we had tried.

chunky we actually sold our flat for slightly less than we bought in the end. We bought right at the boom and sold 1 year 1/2 ago. Though it will feel painful selling it for not much then u paid for, here is the logic.... If your up sizing then you are better off selling now while thr prices are low rather than wait till market picks up and house prices to go up. Eg. Your selling a house that's £200k and wanting to buy one that is £300k. Difference is £100k.... Say u wait and house prices go up by 10%, you will get £210k for yours but the new house will cost £330k .... That's £ 120k diff. So although it may feel like u got more , you might end up paying more. That's the way we looked at it!!

Isnt this a nice distraction?!!! .... Hmmm stomach cramps still here this morning ... Is it implantation or pre-AF?!?! Annoyingly can't tell.... Prob AF :(

Aww Chunky so sorry to hear you've had a tough time, bloody property market is stressful isn't it?! Although your MIL seems very kind wish mine was. Fingers crossed for your other viewer to put a decent offer in (and for a BFP ofcourse).

bettergetamoveon I know what you mean about the swimmers escaping...I waited for DP to go downstairs and held my bum in the air at least twice Blush as I thought too much had gone the first ttc. Headwork trying to think of everything isn't it?! You've given me a thought about the gym, I'm 4dpo and I've pounded the gym the last 3 days slightly shitting myself now! It didn't even occur to me that I might unstick bean!

?chills out and settles on the sofa for the rest of the day with cream cakes and chocolate cake at the ready?

better I do the exact same. After DTD I put a pillow under my hips and dont move for half an hour to give the little guys the best shot possible. Have we been lucky I dont know!

Ok I'm using the pillow technique tonight to keep the swimmers in.

PickledHegg - please don't worry about your exercise. I am bonkers and I have hormonal problems that seem to play havoc with my fertility. I'm also overweight. When I do exercise I tend to run for 3 - 6 miles so maybe overdo it a bit. Normal people are probably absolutely fine and benefit from exercising.

Hi all, just checking in as I haven't posted since the beginning of the thread. I'm now on cd 15 and have been swi for the last week or so. It's my first month using OPKs and so far I haven't had a positive, but have only being doing one a day, and an internet cheapie at that, at about 6pm. I've read that they aren't that reliable and some people still ov but don't get a positive so I'm not overly worried but I would have liked to see a nice line. Has anyone any experienced words to pass on?

Chunky we are also in the process of trying to sell. I've done it 3 times before so would like to think I know what I'm doing but it's still an emotional rollercoaster and bloody hard work. Negotiate as hard as you can. When I was 19 and bought my first house I was young and nervous when making the offer and transposed the numbers, offering £67k when I meant to offer £76k on an £85k house. They accepted straight away!!!! Thats my basis for all offers now - be as cheeky as you possibly dare, you don't know people's circumstances.

In other news, I just feel it's my month this month. Inexplicably, and without any evidence, but thinking positive can't hurt right?!

Congrats to the BFPs, a lovely start to the flight.

I have both the internet cheapie OPKs and the Superdrug ones. Internet cheapie ones for me are useless, never seem to get a positive. Superdrug ones are good for me. Last time i was TTC i had 8 months with no luck. I was relying on EWCM so thought I knew when I ovulated. The first month of OPKs i discovered I ovulated on day 15 or 16. I got pg that month. I had more money then and had the fancy smiley face one.

Hi ladies, just thought I'd add an note about the Internet cheapie opks as I see a few of you are using them and not sure about there reliability.

I have very irregular cycles and had no idea when I was ov. So in jan I bought a batch of cheap opks from amazon. Think I got 50 for about £7. I did find it tricky to see if I had positives. In cycle 1 of using I think I got a positive on cd27! I couldn't quite believe I would ov that late but went onto have a 41 day cycle so it did tie in with my lp. We were a bit burnt out by then so didn't swi enough at the right time.

On cycle 2 of using I got a potential positive on cd16. We dtd cd 15, 17 and 19.

I say potential as the lines never got quite as dark as the control line. However I only ever seemed to get no lines at all or one dark one.

My advice would be to buy a batch of cheapies and if you do feel you got a positive but not sure then double check with a clear blue digi. That way you can poas as often as you like using the cheapies and get clarification with a clear blue and you don't have to spend too much money.

Not sure whether its stress, the fact that I ate only a small cake this morning or a symptom but I had a really dizzy spell this morning. It felt like I was in a snowglobe being tipped up despite being sat perfectly still. It was such a sudden definite feeling & so distracting that I wondered if it was actually the Earth moving, but nobody else seemed to notice!!! Blush Then, of course, felt sick, but you would if your brain had been tipped upside-down Grin. It could also mean I've got an war infection I suppose... Hmm

No tiredness for me today so yesterday was just a weird one although I didn't go full out at the gym today " just incase" but I've read it's fine to do exercise as long as your body is used to it and you're not upping the intensity.

So last night, i was googling implantation cramps etc, apparently you can sometimes feel a flutter/cramps on either your left/right side?! Welll isnt it funny i felt flutters this morning and early afternoon (although it has now subsided). I do find it strange that whenever i read something online re pregnancy symptoms... i magically start feeling them soon after!! talk about phantom symptoms.!!! Not sure how cycles i can take if i am like this on my first!! I am OBSESSED!! Ah well not long to go before i find out cause i know for sure i am definitely feeling cramping (albeit tarnished with a bit of imaginery flutter) so either i'm gonna get a BFP soon or AF is immiently on its way.

hmmm finally random stupid question.... been trying to work out what SWI stands for but its got me Blush can someone enlighten?!
