House dilemma

I have a dilemma that me nor my husband can decide on and I cannot loose another night of sleep over this. We are viewing houses and can’t decide between 2 of the houses on which one to put an offer on for. Both houses are on the same road, just different ends and this will be our forever home - I can’t face buying and selling again!

For context we are a family of 3 with a St Bernard- 2 adults, a preteen.

House 1 - bigger garden and handier to amenities (I don’t drive) BUT smaller living space. Within our budget and will have money left over from covering our deposit from our current house sale. Probably could do with a wee bit of work done to it, purely cosmetic.

House 2 - smaller garden and an extra 10 minute walk to amenities BUT living space is much bigger than what we currently have, also has an added utility & en-suite space. At the higher end of our budget and not much wiggle room for bidding wars if it comes to that. 5 year old house and move in ready.

I would go house 2. You always need more space and a utility is life changing. Good luck op

House 1 - you grow into space , the children grow up and move out , you make it your own and you have financial freedom

If you can't decide then perhaps neither is the right one for you.

That said, I'd choose house 1. A bigger garden for your dog and child to play in . You will have the money to make it yours and perhaps, if you feel it's necessary,will be able to expand a bit into the garden in time. Or you could spend the money on lovely times and holidays now.

If it's to be your forever home you will be very grateful to be nearer amenities when you get older.

After much thought, we put an offer in on house 1 so fingers crossed. It does have a garage purely used for storage, so I can make a utility room in time, but the house covers our 3 non negotiables that we where looking for
