Advice needed!! Help!!

So I have put in for a council exchange to a little village about 45 mins from our current town.
Where we live now has everything you need (schools, shops, doctors, etc) the village has a shop and a school.
Our current property is a 2 bed first floor flat, communal garden. the house in the village is a 3 bedroom..with garden.

I have intense anxiety about this move to the point I can't sleep. I've even floated the idea about doing a 3 way swap to a house in our current town so DD can stay at her nursery. Moving will also mean changing school applications with no guarantee she will get in. I don't have a car so it will be using a bus and home deliveries at the house.

I wish that house was in our town or in a town with all its amenities.

My question here is what the hell should I do?

My gut deep down is saying move out of this town. But my head is saying your on your own with a 4 year old.

I wouldn’t want to move in your situation. You would gain a garden but everything else will be so much more difficult.

It doesn't sound like this house is the right one for you. Whether you can do a 3 way swap or just hang fire or not, moving to the one you've suggested sounds like a bad move.

I have found someone who likes the house in the village and has said she will happily move there, me to hers, and the lady in the village to mine.

My only worry is explaining this to the lady in the village as she could just decide to swap directly with the house in my town, leaving me out completely and stuck in this flat.

The worst thing that could happen if that's the case is you're no worse off than you are now, if you move to this other house will you be better or worse off is what you need to decide.
