I am hoping to be a childminder from January next year and will be renting my sister's flat from her. However, it may be impossible and I was hoping that if I described it, you might be able to point out any major booboos before I get my hopes up?

It is basically a standard maisonette, the first floor of what looks like a postwar semi. There are hard steps up the side to the front door, then more steps inside up to the flat. The garden is big, flat and secure but down the steps again, and down a path.

I will keep one bedroom for a guest room and mindee sleeping space.

I just want to mind one child, or possibly siblings, in addition to DD2 (who will be 2.2). I am particularly interested in providing a more flexible service, perhaps to an NHS employee or medical student?

Also interested in whether parents would be very put off by all the hard steps.

Is there anything I can do now as well? Could I even apply do you think, given that my sister would allow the property to be inspected?

sorry being thick here is this ground floor or first? and is the garden communal?
