Toddler sleep advice

Hi all, I have a nearly 3 year old. She was always a good sleeper, she would sleep for 12 hours from birth and still nap during the day. She used go to bed fine, we could tuck her in turn her night light on and shut the door about 7pm and she wouldn't wake till the morning (unless for a reason). Over the last 6 months For some unknown reason she's developed a fear of going to bed by herself. We have to either sit in her room until she falls asleep and then sneak out without waking her or she waits until we go to bed. None of which are great. Even napping she won't go to bed by herself.
We have tried controlled crying however she freaked out being left upstairs and managed to climb the gate and get downstairs.
Any ideas will be much appreciated.
