to be really pissed off with estate agent for this ?

Had an open day/'launch day' for our house on friday afternoon and saturday. Sat night the estate agent called and said it all went really well, lots of interest and she expected 2 offers on monday morning. We were thrilled but surprised by her confidence- seemed strange to mention offers before 2nd viewings etc. Anyway, needless to say, NO offers came in yesterday and just 1 request for a second viewing. Am so pissed off with the estate agent. Talk about over promising and under delivering. I feel like complaining to her boss. AIBU ?

I think you are a bit, maybe the viewers had indicated quite strongly to her before theyw ent that they were keen and then they changed their minds?

YABU to only just realsie that estate agents are liars and very good at saying what you want to hear.

i wouldnt complain, I dont suppose her boss will care unless he is unlike any estate agent i have ever met!

Take anything they say with a pinch of salt from now on.

oh, and yes the potential buyers could well have said something and then changed their mind - sorry I have had bad experiences with estate agents

If that's the worst that an estate agent is going to do to you, then you are going to get off very lightly!

FWIW, we got an offer on our place after only one viewing. We had to ask them to come back for a second viewing to make sure they actually wanted it before we accepted the offer!

God you've got a lot to learn about moving house if you're annoyed already
you need to chill right out or you'll have a nervous breakdown by the time you actually move!

the 'open day' thing is a bad idea in my opinion. estate agents are doing it more and more though.

31 weeks pregnant and selling houses is a bad idea ! Lots of experience with estate agents just cant quite believe one would be so naive or rash as to mention offers at such an early stage.
Anyway, lesson learnt !

When I was selling a house 14 years ago, the estate agent rang me to tell me that the first folks who had viewed would definitely be making an offer - the house took 7 months to sell. YANBU to expect estate agents not to exaggerate, sadly, that's what they do.

uurrghh, I had just totally forgotten what they are all like. Haven't moved for 6 years and the pain of them had faded from my memory !

mousemole - I feel the same! And I haven't moved for 13 yrs. The constant waiting, the keeping the house looking tidy and clean all the time.

However I guess EAs can only do what they can do. If you were pressing for feedback she told you her impressions - which were obviously wrong.

wrong or perhaps just wishful thinking. I have had agents think I am dead keen unless I say 'urgh I don't like it at all'. I am always careful to be very polite now I know how hideous it is keeping the place clean and tidy. Last time I sold, I had 3 offers within 24 hours. I suspect it's going to be a lot harder work this time. Am dreading it

wow 3 offers in 24hrs RLB, that's good going - wishful thinking these days like you say.
The constant cleaning, waiting, etc like you all say is rubbish !!

just put our house on the market again and im already hating the constant tidying and pressure!

Buyers lie all the time. They hedge their bets and say they are going to do one thing then do another! They go and see another property after the one they tell you they really really want - and prefer that one instead. They go home and talk about it over the weekend with their oh and decide not to be too rash and spend all that money after only seeing the house for about 20 minutes. They see something else has come on to the market on the internet on the Sunday. They hear from another agent that the house they made an offer on a few months ago but were turned down on has now come back on to the market and the vendor is keen to hear their offer now ... ad infinitum.

The agent should not have told you the viewings were definitely going to result in offers, though, granted. Did she say "There will be two offers on Monday morning" or "I expect to have two offers on Monday morning" or "I hope to have two offers on Monday morning". They all mean slightly different things.

I can't imagine why she would put herself in an awkward position by guaranteeing you that you would have two offers - it just makes her life more difficult.

she said ''I am expecting 2 offers on Monday morning'. This was out of the 6 viewings she did on the open day. We commented on how bullish that seemed and she confirmed how confident she was. We took it with a bit of a pinch of salt but couldn't help be excited. Funnily enough we had 2 ( low) offers this afternoon from 2 other viewers from that afternoon that she hadn't felt had been that positive. So in summary her buyers radar is right off track !
Sowhatis, I feel your pain - fingers crossed for speedy buyers for both of us ! This political instability is not helping !
