I live in an old victorian house made into flats. We have wooden floorboards. The woman upstairs stomps about at 3am most nights, waking me, but luckily not DS. She's prob about 60ish.

She has been hoovering for the last half an hour and DS is still awake. AIBU to want to go up and knock on her door and ask her to stop? Its ten to ten FFS.

She is too lazy to walk her dog (not disabled cause i've seen her going about on her bike) and lets it poo in my front garden but when i have repeatedly asked her to clean it up it has taken weeks and even then she put it in plastic bags and left it in the front hedge.

Do you have residents meetings, and can you set rules?
We live in a development in germany, and there are always rules here.
common ones are: semi-quiet after 8pm (ie no drilling/hoovering!) and total quiet after 10 pm.
They are not legally enforceable though.

If she rents then complain to her landlord/letting agent? If not, then confront her, she is being selfish.

Thats the thing, after i asked her about the dog poo she started ignoring me when i bumped into her and said hello.
She was all pleasant older lady, sweetness and light when i moved in, argh! i just can't tell.
I'd feel really bad if someone asked me to be quiet and i'd take it on board but it's hard to know how she would react. She might not even answer the door this late. Or not hear it cause of the bloody hoover!

Check your lease because most leasehold flats do not allow uncarpeted floors due to noise and often have subclauses about disturbances to the quiet enjoyment of your property?

Yes i rent but not sure if she does, and there are residents meetings, but according to my landlady the dog poo thing was brought up even before i moved in.
Apparently it was all over the path to the door up there and there is a guy who is blind in one eye that lives in one of the flats and he kept treading in it, and they brought it up at the meeting. But clearly she's just ignored it.
So tempting to put it through her letterbox but then that is me lowering myself to her level!!!

Thanks Earthstar, i've got a basic tenancy agreement but will ask my landlady. She'll know who has complained though, and i'm worried it will make things worse.

could you contact environmental health about the dog poo? and also even if she owns, is it freehold or leasehold? cos if its leasehold, you can complain to the lease holders about the poo and the noise. but i would approach her first, politely but not taking any shit iykwim? is there a dp who could go up instead of you if you feel nervous?

No, its just me here. I hate confrontation!
Another reason why i don't feel i can go up, don't want to leave DS although now she has stopped and he has finally dropped off ( at quarter to eleven!!)
Great idea about the environmental health. She has made me so angry tonight i'm going to ring my landlady tomorrow. I would never vacuum or put washing machine on or stamp about so late.
Doubt they will do anything though. Seems especially as people get older they get away with more!!

I can see why you're reluctant to confront her, I'd probably be the same! I agree with others about talking to the landlady/environmental health etc.

If she doesn't start complying and calming things down though, I'd consider leaving all DS's shitty nappies outside her door and she how she likes it!!!!

Can you try to catch the dog pooing and take a pic?
