i'm not sure so i need other peoples opinions

i recieved a letter today from our letting agent saying they wanted to do a 3 month check on our house, it will be on monday 28th october between 8am and 4pm. it goes on to say that if i am out or i dont answer my door for what ever reason they will use their key to let themselves in.

AIBU to say i dont want them doing this?
i'm happy for them to come and look around the house, but i'm slightly worried that if i'm in the shower, getting dressed, in the back garden, on the phone and i dont answer the door the person doing the inspection will let themselves in and scare me s*less when i realise that there is some one in the house.

i dont want them not to come but i would quite like a set time so i could be in when they come.

Well, that's how my landlord always does it. No set time, just a range of time, although it is usually about 4 hours or so, not all day. You can always ask for a set time, but I doubt you'll get it.

tell them that you are happy for them to come but owing to circumstances you must insist on being given 2 hours notice to make sure you are around. After all, they don't want to catch you naked in the shower/ doing rude things now do they?

You could ask them to phone before they arrive just in case you are in the shower or something I'm sure they would consider that reasonable. It's not as if you don't want them to come, only that you are concerned about being caught unawares so want to make sure noone is inconvenienced.

Lock the door from the inside so that they can't use the key.

I don't think you are being unreasonable to ask for a 2 hour time frame, but tbh I don't see why they can't give you a set time. They are estate agents FFS, not gas engineers

advise them of a range of times that suits you also
remind them that it is advisable and you actively wish to be present as the property is filled with your belongings

the only way i can lock the door is by putting the key twisted in the door, which i might actually do!

our old landlord arranged a day and time that was convienient for everyone, i guess i just assumed thats how everyone did it.

Grrr tbh this letting agent is really rubbish, cant wait till we can just buy a house and not have to deal with agents past moving in.

thanks ronaldo, i'm also worried about the security aspect, some stranger letting themselves in to my house when i may have poped to the shops. they have full access to, well everything!

I would ring them and have a chat. If you lock the door or deny them access it's not going to do much for your relationship with the letting agents. Plus under the terms of your lease I would imagine that they have the right to inspect on reasonable notice- which this is. Just call them and see if they can book you in for a specific time rather than taking a course of action which may have repercussions in the future e.g. if you want the agent to recommend that your lease is renewed.

issy there not going to renew the lease anyway, tyhe landlord is going to have extensive work done on the property so we will have to move out.

They're prob just assuming that you'll be out at work and they can come round whenever. They'll be more than hapy to fix a time I reckon.

I had the same prob with our rental agents expecting one of us to be in all day; we got them to give us a 2-hour window (the guy still turned up late, but that's a different matter).

is it scorpette? i didnt even pick up on that, well now i'll definatly have to ring them to find out what day they are coming!

You don't have to let them in at all. They need your permission to carry out all but the most essential (ie leaking gas type essential) visits.

It's perfectly reasonable for them to call you an hour before. to let you know they are coming.
