House not selling (with listing)

Any thoughts welcome - awkward lay out? Decor? Anything else?

To pre-empt a couple of questions; it was originally listed at £400,000, and there is parking for two cars (one on the gravel, one on the right)

I’d need to do something with the fireplace and with the double bed rammed in the second bedroom it looks like the room is purely the size of the bed.

For starters, I would make sure your agent updates parking and council tax information on the listing. But that might be my personal pet peeve.
When you say "not selling" what do you mean? No viewings? Loads of viewings but no offers? Low offers?

For me, I would be put off a tiny bit by the animals in the conservatory bit. I am quite sensitive to animal smells and would worry it would take time to get rid of. Not saying it is a bad smell or not clean, just something that would be on my personal radar.

That said, as a house, I do like it and if I was minded to live in Swindon I would consider it.

Some odd stuff in pic like the animal cage and some clutter and tidying but easily rectified. It has odd colour matching in the sitting room and a bit too much grey. Garden is not very exciting but it’s not the worse. I think it’s a certainly ok family home, don’t know the area at all though. Market is just flat currently.

Pretend fireplace lets it down, garden needs ‘dressing’ but otherwise I really like it!

It looks lovely to me OP. It might be better to get the outside photos taken again on a sunny day (and cut the grass first). One or two of the rooms could be decluttered a bit before photos. But these are minor presentation things.

Nothing wrong with it at all!

I think the kitchen is gorgeous.

Nicely decorated throughout with modern bathrooms - I like it and think it's a readonable price for a detached house -but don't need to live in Swindon.

The only slight criticism is to maybe keep on top of lawn mowing as the garden is a bit messy.

Positives: office, utility and en-suite.

Negatives: the size of the bedrooms. They're too small for me, especially the three smallest ones.

It would be the bedrooms that would be the deal breaker for me.

I would:

  • Move the rabbit run thing (some people might assume it would smell)
  • Take a couple of new kitchen photos (I think the kitchen looks lovely but the pic looking down the table is doing it no favours)
  • Take more snug photos
  • Move that black bean bag (I thought it was a bin bag!)
  • Tidy clutter from kids' rooms + new photos
  • Again with washing in washing machine, magnets on fridge etc
  • Mow lawn in back yard and remove the cover from the furniture, + new photos

is not obvious from the listing that there is parking because the way the page loads shrinks the photo down a bit. I would make sure that it is highlighted in the key features that there is off road parking / driveway for 2 cars.

if you are not getting many viewings it’ll be the price I’m afraid.

You have a good sense of interior style but my initial thought is the soffit boards and fascias need painting outside. I think you should tidy the front of the house and get rid of any weeds especially on the gravel. The grass at the back needs mowing and weeds removing from between the paving stones. I’d stick a few plants in the border at the back and tidy up any broken or tired looking tubs.

The style of the windows are a bit old fashioned but maybe the other houses in the street are the same? I would want to get rid of the brick fireplace too, but both of those are just personal taste.

Did you remodel the upstairs? It seems a bit unusual as there are two bathrooms, but neither are ensuite, and the bedrooms are quite small. Did you move walls about?

Seconded as good ideas.

Can you move the dining table away from the wall? Have you been a bit ambitious trying to fit a dining table in that space?

I would reduce the number of jars on display in the kitchen too.

The first picture of the exterior and the picture of the back garden let it down. It’s a really lovely house!

Can you remove the tree on the front wall and put some potted trees out temporarily? Generally make it look more uniform. The red front door may not be to everyone’s taste and can be quite expensive to change.

Definitely empty the washing machine and bathroom bin!

It’s a pretty home and I think you’re just unlucky with this market.

I think it’s a lovely house. Some rooms are styled really well (bathrooms and kitchen) but I think you could tidy up the garden and make it more appealing and tidy up the utility (declutter the front of fridge).

I agree, the bedrooms are really small. Nr 4 is basically only suitable for a walk-in wardrobe due to it's odd layout. Whoever did the extension on this house didn't really think it through.
But for the right price... it may be OK for someone.

Love the kitchen!
Love the shower room.
Not fond of the Lego fireplace, and it is a three bedroom, not four.
A lot of the photos are too cluttered and don't do the home justice.

I agree the fireplace could do with fixing up and some of bedrooms are rather small / awkward shaped. Overall I think it is very presented and tasteful. I don’t know Swindon so don’t know about the the price.
I would make sure parking is mentioned clearly along with distance to schools and station.

I wouldn’t say it’s anything special but it’s certainly got good bones, it’s in a condition that most people could move straight into and be comfortable. There is lots of positives of this house.

I would wager the issue isn’t the house - but people moving to your area within this price bracket. A quick look shows several houses in your area and price bracket all being up for several months, all being heavily discounted and still not selling.

Did the estate agent not advise you to move the animals out of view as the photos were taken? That will put lots of people off.

The three small bedrooms make the house seem bottom heavy. I like the kitchen!

Can you loan your beasties out to someone until the sale is agreed?

The house is well presented and things like the fireplace could be easily changed by a buyer. The most likely issue is the market, which is pretty dead. There will be a price it will sell at though, so the question is how keen you are to move v waiting it out.

  1. Label the rooms
  2. Bedside tables for the main bedroom - it looks like there isn't space at the moment
  3. The second bedroom - the bed is far too big for the room
  4. Study or gym? Make it one or the other and de-clutter
