Beautiful house but the lack of parking on a house that price is an issue. Can you imagine getting an online food shop delivered and blocking up that narrow road.

I know that area very well indeed and flooding is a major issue. Even though that house may not have flooded the whole area is a big flood plain and insurance will be expensive to get. Also to add, living nearby, rats are now a serious issue in most houses near the water. Even if you think you don't have an issue I would have a full rodent survey.

It's lovely. I used to live beside a river, for 20 years. Surrounding area used to flood, house never did (sat on a slight hump). Loved playing on the water.

But even if it doesn't flood, it's value will fall in line with expectations of future flooding. Which is fine if you'd not want to move again, or if you're able to stomach your property falling in value against others.

Those aren’t the only options…

it may well flood in the future but I love the river. The boathouse was really idyllic

You should check you can get flood insurance. That would be the game changer for me cos it’s otherwise lovely!

Rodents is not one I had thought of, but I’ll see if this can be covered in the survey. I have a list of questions for the owners now. Thank you for this!

Re flooding, yes, doing our due diligence. What the owners have said is true, there hasn’t been any flooding. But that’s easy to believe, because although it might be hard to see from the photos the house is set on a rise, with a small garden, an anabranch of the Thames, and then a massive island (which belongs to the property). So the whole island would be under water before the house was affected.

Rising damp was another one and this I am more concerned about. I’ll have a think and read.

Parking for food delivery, I’ll ask about this. But we parked in the public car park across from the house and that’s where I’d imagine the van would park. This is an issue for sure but on balance I think it’s part of why the price is so low for the amount of land and sq footage.

What else? White paint? Meh don’t mind it so much. I’d use wall paper in some of the rooms but it’s better than grey!

Finally, neither the estate agent or owner. Would be incredible odds if another buyer gazumped me on the basis of this post!!

OP the house is really hideous and it's in a really rough area. Nobody in their right mind would buy it. It's cheap for a reason.

I like the look of the house but two things would put me off - the kitchen is on a different floor from the dining room, and there's no loo/bathroom on the ground floor.

Hey, they have my dining room chairs in their kitchen. Only mine are teak and have darker seats.

I would never live right on the water again though. Nope. Nope. Nope.

That said, looks nice and bright, needs more parking.

I was referring to the many house refurbishments you see on Rightmove where all character is gone and everything is grey : carpets , floors, kitchens etc etc . I’d much prefer this house, white, looks like nice wooden floors , and I can add whatever I want , art , plants , furnishings!

Flood risk for me is about the future, not the past. It is categorised as a 'medium' risk on the government page so it would be a no from me! Even if I could afford it...

If you like the house, buy it. If you don’t, look elsewhere. I don’t think major property purchases are really a ‘take it to the internet and see what strangers think’ situation.

There is no water sewage plant, that must be a different part of the river. I’ve looked across in the map and it’s the tow path and some pubs etc. apparently in the summer there is a locally operated “ferry” that goes across to the other side! I think I am smitten with this house though and need to be more objective (but there is no sewage plant either way)

Yes fair enough. Just a way of finding out what pitfalls I should be thinking about…that I haven’t already.

Lovely house but it would give me a lot of stress with young kids and that proximity to water. I'd love to be able to chuck them outside to play sometimes but it wouldn't be safe unless very closely supervised.

It's amazing. If I had the money and wanted to live in that area I would be v tempted. Of course you need to check out the flood risk, but it may be very low.

We bought a house in a lane which had flooded 3 years earlier. The house we were buying was on an uphill piece of land. Before we offered, we went to the neighbours either side, whose houses were lower, and asked where the water had come to in the flood, and both said the water hadn't even reached the bottom of their driveways, let alone come near the houses on our side of the road.

We bought the house, had no issues getting insurance, and sold it 18 years later.

Check with the neighbours OP. And if they say the same thing, go for it!
