I know and have been inside that house!
I used to visit the previous long term owners, a business contact, and his wife. They were both architects and used to host an annual fireworks party for children of business associates, etc. They spent (too) many years refurbing after buying it as a wreck.

The first thing i would be wondering was did they get listed building consent for the refurbishment? If not then you could be in for an expensive bill for reinstating things when the council planning team see the photos.

December 2013- January 2014 was the most recent major Thames flood incident. Google the Surrey s19 report.
Coincidently the house was marketed in July 2014 according to Zoopla. No record of a subsequent sale.
Due diligence OP.
Also, look into how flooding occurs. It is not just flows from the river. Ground water levels rise and cause the ground to become saturated, so depending on the underlying geology, flood can happen without the river bursting its banks.

That must have been the previous owners? They sold the house in 2014.

Ok fair enough. But owners said it’s never flooded… in assuming it would come up in survey if it had? Or in the conveyancing inquiries?

it may well flood in the future but I love the river. The boathouse was really idyllic

I know the area very very very well. I've seen the house from the street. Flooding isnt a problem as such as far I'm aware. But damp is.

I would enquire about their damp proofing.

Go for it, you won't regret it. Such a lovely area and great schools

Very nice, and if it really doesn't flood it seems well priced. Though I'd consider putting the kitchen upstairs as I unfortunately can't afford the staff to bring my food up to the dining room! Listing might be an issue, and I'd check on parking availability. But usable layout, nice gardens, and a river. Very much like.

It's lovely. I'd probably have passed it up with young kids as I've got a thing about living near water like that with young kids for safety reasons, but I'd live there now.

The only thing I'd consider, having lived in a city with a river, is that it can result in fog and damp easily. Maybe not here, but that was my experience.

I would definitely be keen to consider such a property now I don't have young kids anymore.

It's lovely. And just down the road from me. Well,about 6 miles 😂 I never realised there were places in Sunbury-on-Thames going for nearly 2 million!

Seems a good price for its size and location?

I’d make sure it was possible to get good flood insurance as I would not trust that it won’t flood in the near future with climate change.

It would only come up if the buyer was sensible enough to appoint a specialist surveyor who is used to dealing with listed buildings. This is a common issue when people biy a listed building without knowing about the rules around listed buildings. Its also one of the reaaons that listed buildings often sell for less than similar non listed buildings.

Give it 10 years, and the occupants will regularly be canoeing round the living room. That much is almost certain.
