Property maintenance question

We live in a Terraced house and our bathroom outside wall is on next doors side as are most on the street. There isn't an option of an amicable conversation, which woukd obviously be the furst option but sadly this wont happen. There guttering is leaking and splashing up onto our rendering which was re done 6 years ago and quite a large cost. They also have a large tree that is pushing our fence and the roots have pulled up our garden path. I contacted out home insurance and said the guttering issue won't be covered if it damages our rendering as its rainwater and Sainsbury's dobt cover anything in regards to rainwater. What are my options? Is there a formal way to get things resolved? Thank you for reading x

If next door rented, contact the owner to get repairs done.
I owned, can you surreptitiously do something to effect a repair on their gutter from your own property?
If your neighbours lack of repair and unwillingness to carry out any repair could a solicitors letter help,? Does your house insurance cover legal advice?

Regarding the root issue - are there any roots on your property? I would be wrong to suggest drilling and poison - antifreeze that would be wrong of me to suggest it.

Thank you for replying no way of reaching to repair there guttering, they own the home good shoit re insurance covering legal advice, It is do frustrating that someone is allowed to damage your property through lack of maintenance and there's bugger all you can do .
