I absolutely know I need to get this tested to be sure and am buying a testing kit - but in the meantime so I can work out how much to worry, can anyone say whether this looks like asbestos or not?! Pics attached! Thank you!

Houses of that age’s roofs tended to be very well constructed and many are still going strong, only to be replaced in the last 20 years or so, unless they had been left to deteriorate for some reason. Depends a bit on the house, some were more cheaply made than others.

@Christwosheds we are in Bucks if that helps!
This chat is making me want to only buy new builds in future!
@SquashPenguin I know you might be biased because of your previous role but do you think the self testing kits you can buy are reliable? It seems almost unnecessary to seal off an area and pay professionals for some rubble when it’s only me who has worried it could be asbestos and no one is saying the photo screams asbestos? Thanks.

I’ve come across these ‘self test’ kits before- you’ll most likely just get sent a couple of plastic ziplock bags in the post with a returns envelope. You send a bit off and the lab will test it for you. It’s not possible to find out any other way. It’s much cheaper than paying someone to come and sample it for you, just to achieve the same result! Only a UKAS accredited lab has the ability to test asbestos. I’ve never once in my 15 years in the industry come across anyone working outside of that accreditation. Nothing bias about it, it’s the law! So you can rest assured about that bit!

There is a lot of misinformation regarding asbestos is domestic settings online, I’ve seen a tonne of wildly incorrect advice being given on mumsnet alone. If you have concerns, get it tested. I would say this to anyone. Better to pay for the cert and put your mind at rest than forever wonder what if.
