How do I feel better?

Posting here for traffic, to be honest, because I need a handhold.

I am really struggling.

Me, my mum and my 7 year old son moved into a house together about a month ago. It's privately rented.

Everything has been pretty good in the house to be honest. Very minor repairs needed.

However, it's been pissing it down with rain today (as it has been in many places) and, lo and behold, my mum's bedroom has sprung a giant fucking leak in the ceiling! Okay, no problem, I'll call the letting agency and ask someone to come out and have a look at it. So they sent someone out (a general repairman). He then needed to call a roofer because he could see that something on the roof had a crack in it or something. Roofer came, and he did a temporary repair until he can come out and properly fix it. The top of my mum's bedroom wall/part of the ceiling is still wet, but it's stopped leaking. Woohoo.

But I've been having panic attacks all day because of it, because the roofer said he'll need to ring the landlord and ask about repairing it because of the potential cost. So now my brain is in panic mode, because what if the landlord says no? Then we're stuck in a house with a roof that could start leaking again, with no money to move into a new house if it all goes to shit.

The letting agency said the house was new on their books when we came to view it, so it's very unlikely that they knew about these issues beforehand.

I just need to be told that everything is going to be okay, because we left one shitty situation and it feels like we've moved straight into another.

Sorry for the ramble. I'm just so tired x

They have to make it good or compensate you. It'll be fine. They've responded really fast so far.

Sounds like everyone is mobilising as they should. It is the Landlord's responsibility to sort this out. It might mean a bit of inconvenience while they appoint someone to do the work, but none of this is your responsibility.

They have been fantastic to be fair. Every time we've had a problem, they've sent someone out the same day. It's just my anxiety getting the better of me and I know that, but when my anxiety is bad I struggle to sleep which just causes a pattern if you know what I mean x

Hey lovely, you've had a lot of newness in one space of time. New home, probably a new location? Totally normal to feel a bit out of sorts, particularly when things go wrong and you don't know the landlord or the letting agents. But it honestly sounds like they are doing their best for you. I'm a bit sardonic so I might look up Waterworld to watch online tonight in a bit of a 'Pfff!' gesture at the situation (although it is a really, really shit film, so have wine on hand). Seriously though, feeling off balance and this situation being anxiety triggering is totally normal. Just be nice to yourselves tonight. Hot chocolate is a good remedy. Take care. 💚
