Bought house but they’re still in it now!

So we exchanged contracts last week and completed by 10am today. We vacated our house by 12.30pm as our buyers keen to get in and contract said 2pm. The house we bought was supposed to be ready 2pm but it’s still
not ready! Now the seller (house we now own!) is saying they’re going to struggle to empty it by 8pm! And that sounds optimistic. They just don’t sound like they packed up properly. Anything we can do? Solicitor and estate agents shut.
We have put most of our stuff in storage - which is shut. We have though thankfully hired medium van which has our essential stuff in it. But we just want to unpack it now. We have 2 kids and have been at a bowling alley and kfc trying to kill time since school.
Would we be unreasonable to demand we move in 8pm?

They are taking the piss! Get in there and chuck their stuff out. Their lack of planning is not your problem. Everyone knows once the money goes through the home belongs to the buyer.

Indeed while it might be tempting to get a hotel room, I’d be afraid that they are so disorganised, if you don’t sit there they will never move out. Do you have keys from the estate agents ?

A couple of hours delay is not too bad but I’d say they have to be out by 6pm. If they haven’t got all their stuff it’ll be in the garden waiting for them

They have sadly blocked driveway with a big hire van. They definitely weren’t organised. Whole way through it was like this with paperwork so should have known it’d be bad but just didn’t expect they’d be this late!

I voted YABU because YABU to accept any of that.

You order them out of your property immediately and either put all of their belongings out the front or in a designated room for them to collect later when it suits you. First thing Monday you call the solicitor or estate agents and start the process of financial compensation for their breach of contract

That’s awful! Yes demand they leave now and surely they are technically trespassing now?

How can they be so disorganized and disrespectful! Mind boggling!

Accidentally voted unreasonable. Their behaviour, unless triggered by a medical emergency is a disgrace. Do NOT go to a hotel! What does your lawyer say?

This. Call the police if you have to but they need to leave (and ideally get all their possessions out of the house). Guessing this means they won’t be cleaning it either. It’s outrageous.

Just go in. They can empty while you are there. If you want to be nice, give them one room to store their stuff in if they can’t get it all out and they can collect at a convenient time for you. Or, go in and anything still there is yours. Anything there after the time in the contract is yours.

As PPs have said, it’s not their house anymore - it’s yours - so it’s perfectly reasonable go into the house tell them exactly that and to start moving your stuff in. They have no legal right to be there.

I know that’s easier said than done, but they need to be told in a calm factual manner that they are in YOUR house and to leave

Wow! I’ve read threads like this before where the person in your position has helped them pack to move things along. But you’re under no obligation to! Are any rooms empty to start unloading your hire van?

Park outside the front of the house.

Do you have family nearby who can have the kids/possibly overnight?

I think one of you needs to walk in and say you own this property, and you need to move in and get your kids to bed.

My DP is raging as we’re both sleep deprived as been packing and cleaning and organising meticulously for 2 weeks now!
It’s not a medical emergency they just said how hard it was to pack up and blamed their removal company! No shit it is hard if you leave it to last minute

Go round. Park on the road. Start setting up the essentials (kids rooms) around whatever the hell they’re still doing.

Personally I'd be really clear they need to get out now now or you'll be seeking financial recompense.

Park up get your stuff - Find an empty room and start moving your stuff in to those empty rooms while making in clear they need to get the fuck out ASAP. No carefully folding clothes. Dump them into a bin bag and move.

Their failure to plan isn't your problem.
Make it unconfortable and also start moving their stuff onto the street.
Do not let them keep ONE thing
On the property even if it means they or you go Until 1am

It's YOUR house. They don't own it anymore and have no right to be in there. It's their own fault they aren't organised. Go and start moving in. I can imagine it's going to be in a right state to clean as well as they obviously will have been traipsing in and out. Twats.

They're in breach of contract.

Have you got free legal cover with any insurances you hold?

Helpline more likely to have out of hours advice, esp as your solicitor is closed.
