Any suggestions on why house isn’t selling (with listing)

  1. Kerb appeal. I had to do a lot if work on a previous house to make it look good from the front.

buy plants in pots and put them in front of the house.

i live in a house like this. I got it cheap because it’s got relatively low living space compared to number of bedrooms. Your photo 9 in particular with the bed and desk is incredibly cramped. I winced looking at it. Decide whether it’s a bedroom or study and furnish appropriately.

How does the price compare to the rest of the area?
Some of the rooms look cramped e.g the one with the bed under the stairs - I would probably get rid of the desk that is there.
Not sure it has much kerb appeal - paint the front door, put some plants out.

Have you had viewings and feedback from them?

I don't know the area but, if a house won't sell, it's always down to the cost. Knock a bit off and things someone wouldn't pay £315k for seem a bit more liveable with at £285k.

With that said, the bed in photo 9 looks a bit squished in. Any way to change its position? Or don't present it as a bedroom at all? People don't like to feel they're being tricked when one of the bedrooms is too small to use.

would any of the rooms on the middle floor fit a double bed? I wouldn’t want to be on a different floor to my children.

All the bedroom and bathroom photos make the rooms look tiny. The one with the staircase over it looks like the mattress doesn’t quite fit and there isn’t space for the duvet to reach the bottom of the bed.

The downstairs looks lovely, but I don’t think the upstairs photos are helping you at all.

Also, the description about “not wasting an inch” highlights the lack of space. I think that needs to be re-worded

The first photo needs to be the front of the house which needs some work - paint the blue door ? Jetwash the drive and place some planters - when people are scrolling listings showing the kitchen first suggests you have something to hide

I'd say curb appeal. I can't see where the front door is - not clear. I'd put plotted plant/mini bayleaf tree or similar either side and mat/wreath or something to make it a feature.

I'd also put some potted plants at front of house to soften the exterior. Also perhaps paint/replace garage door.

Yeah. You need to make the front of the house prettier. Is that a garage door? Add some large pots - maybe olive trees.

We are selling out house currently and I was told no bottles in the showers for pictures. All bedding needs to look nice (I actually bought a couple of white duvet covers). Declutter completely. Remove personal items.

I guess it’s too late to have the photos redone? Are you getting viewings?

Front door is down the side - and garage is the neighbours as house is semi detached.

No curb appeal, tiny unusable rooms, would need to have new bathrooms, dark rooms and no proper garden.

That's the first thing I noticed. What a badly worded statement.Get that taken out. Also didn't like the photo with the bed under the staircase slope. The downstairs photos are fine. Upstairs seem to highlight lack of space

Agree with the kerb appeal comments, front door area needs defining and made more welcoming. Also paint the garage door, it looks quite rundown from that perspective. The drive could do with a jetway/freshen up.

Some room decor is quite dark and maybe looks crowded/cramped.
Main bedroom, room with dark blue feature wall. I wonder if it would be worth painting them in a more neutral colour to brighten them up.

Agree about the bedroom with stairs, if that's the smallest should it be a study or room with the cot? I would suggest not including it as it's off putting.

Yeah downstairs photos are fine. Take the one with the bed under the slope out.

Any way to reangle the shot of the front of the house to show your front door and not the awful garage door next door?

It's always the price. Any house will sell at the right price. That said, the balance of living space to bedrooms is off. That bedroom under the stairs is giving me claustrophobia just looking at it, is it really a usable bedroom?

Thinking about it I’d remove the shot of the front of the house since it’s unclear whose house is which and it doesn’t look good. And take a picture of the back of the house?

Nothing you can do about it, but the garage door would put me off. It looks like all the other houses on that road have front doors. You need to make your front look really clean and loved. I'm a lot less picky than most people (if you could see my current house you'd see why) but I don't think I'd class that smallest room as a bedroom, more of a bonus space.
