With all the kite flying about property taxes etc I’d imagine most people are staying put until after the budget, the market is probably very low.

Being brutal though, you ruined that bedroom putting stairs up through it.

That style of semi has a real cap on value, extending up in to the loft basically doesn't get you the value of a 4 bed house because the rest of the footprint of the house isn't commensurate. Your next door neighbours garage door looks shabby.

Is it ex local?

It does look rather bleak from the front - IMO it needs prettying up with pots and planters. TBH the back garden looks a bit bleak and unloved, too.

Though from all I’ve read lately, nothing much is selling at the moment, anywhere.
Everything just too expensive, and/or people worried about tax rises in the budget.

The bedrooms on the first floor are badly presented. You need photos with proper beds and move furniture around so everything looks less squished.

And get rid of the photo with that big blue door.

It looks like a detached house - I’d have the photos redone to show just your house, then jet wash the drive, and I agree with everyone else re the bed under the staircase, my first thought was I’d remove the desk. The photos look really close up, they aren’t great and don’t showcase your house.

I like the navy wall! I think it’s a nice house but my two impresssions are you need to make the garden and front prettier with some pots and move that bed from under the stairs

This is a big reason! It looks from the photos like the whole of the front is the house, with the blue door being your front door! I’d get a different picture of the front taken that doesn’t include the neighbours house, with some nice plants in big pots, plus a picture of the side showing the main entrance again with plants in big pots either side of the front door.

That is not at all clear - the photo of the front needs to be taken again, eliminating the NDN. You need a photo of your actual front door.

But that still leaves you with an unclear boundary between your frontage and the neighbour's. Is there a front garden area that is yours or is it basically a car park where anyone could park?

The back garden looks unloved. The paved areas need to be power washed. Grass needs improvement, and some big potted plants / box bushes would improve the look. There really isn't anywhere small children could be let out to play independently all the same.

Take the bed and desk out of the bedroom with the stairs cutting through it and make it into the baby room. Hide the open clothes rack. Put the desk in the baby room. Eliminate the single bed.

I'd reduce the number of bedrooms in the description and add an office/ study/ flexible space instead.

Take all the notices off the cork board in the kitchen and reduce kitchen counter clutter (coffee machine?).

Can you fix a trellis to the wall to obscure the view of the neighbours' garage door. Then prettify that bit of yard with pots and flowers? No photo of the front door? What are you hiding? Lacm of kerb appeal and cramped bedrooms.

Kerb appeal is a big factor here. I dismiss most houses that don’t have the exterior as the main picture on the listing. I was entertaining your as nice enough until I got to the last picture at which point I wouldn’t clicked off as I can’t see where your front door is, and now your posts say that’s not even all yours so it’s not clear what I’d be buying.

Also if I was looking for a 4 bed, it’s not big enough and the room that is impacted by the loft stairs looks so cramped I’d dismiss it as a useable bedroom. Maybe present as a study and describe as a bedroom.

After looking at the pictures which made me feel it probably wouldn’t be big enough, I then read the description about “using every inch” and “room to breathe” - neither of which sound like they mean spacious and both felt a bit claustrophobic as a description, so I would dismiss on that basis too.

Bedroom 4 is a mess, can you style it as an office or a bedroom but not both.

Front and Garden are boring, I would calculate how much to spend on it. It’s Summer so I would expect some landscaping.

The rooms are decorated in a way that I would have to spend money immediately to redecorate, again, it would eat in my budget and I wonder if I have the time to do it.

Do,you have to go into that tiny bedroom to access the stairs to the top floor? Because from the photo of that room it looks like there is a door to the staircase in the room?

Looking in Rightmove there are lots of sold properties at the same price point in your postcode. Most actually have a smaller square footage but a lot more traditional appeal - 1930s semis or modern detached.

So I do think you’re in a slightly tricky place where buyers just don’t find the space you have to be particularly useful and would rather buy something smaller but with a more standard layout.

Lovely house inside but I don’t like that I had to scroll right to the end of photos to see what it actually looked like. I always think the first photo should be of the outside

Downstairs looks small for a 4 bedroom house. Can you make the dining area look bigger and more multi-functional? Lounge looks like you'd not get all the family in it.

Do you walk into the lounge from outside (is there no hallway?) ? That would put me off, ok for a terraced but not a detached house.

I’m afraid I think your loft conversion has slightly spoiled the house- the bedroom with the stairs through it has been ruined and the look from the back is really poor.

I would suggest that you market and price it as a 3 bed.

Agree with pp that the photo of the outside is very unclear.

I do like your house apart from there is too much blue. it's in lovely complimentary shades, but for most people blue screams cold and a lot of people struggle to visualise things differently from how they are.
I'd paint a warm off-white over that deep blue feature wall in the sitting room (and any others you can) and ditch the green/blue cushions and any other soft furnishings/accessories in those tones if you are able. Get some cosy throws and cushions in neutral colours over the sofas etc, can you borrow any from a friend/relative?
Also the front garage door looks a bit tatty, I'd get that painted white or black sharpish, it shouldn't take long.

For me id say it looks quite grungy from the outside, like everything needs a good jet wash. And what an odd front layout, if that’s your neighbours blue garage where is their front door??

also the other big one for me, bedrooms 2/3/4 all look like nursery sized bedrooms… so based on bedroom size it would put me off buying a 4-bed. Not sure what constructive advice I can give really but this is just sharing what would put me off.

Photo 17 of the front is confusing. It took looking at the pics, description and floorplan to see it is a where the semi divide is. Photo 10 confused me - it looked (to me) like it was the landing and the stairs are in the photo, when it's actually a crib.
There are some lovely photos. If I was looking I would be put off because it doesn't look like there's a clear divide between you and next door.

Sorry OP it is just very unappealing from the outside.
I wouldn't even bother looking inside (which is nice).
The photo of the outside is awful just the front door alone is very off putting, no wonder the Estate agent put it at the end.
I would speak to your agent about how to increase the kerb appeal.
From the outside the house looks unloved (which it isn't) but you have to get people through the door and it would be a no from me.

I'm reading with interest as our house is about to go on the market and would love feedback. My thoughts are:
Photo of front of house should be 1st photo? Also I thought the entire place was yours until I read semi-detatched. Power wash drive way, some plants. Love the kitchen/ living room-maybe a photo of entrance hallway? I noticed no downstairs toilet which I think is a big negative. Master bedroom is lovely. The bedroom with the stairs over the bed looks awful I'm sorry. And the first bathroom in the photos, I'm really sorry but the pattern on the tiles reminds me of mould 🙈I'm just being honest don't mean to offend. I really like the downstairs.
