Any suggestions on why house isn’t selling (with listing)

I do know this area, and I think it's just a tad expensive. I would drop to 299; you'll then get potential buyers who have set their upper parameter at 300.

Potential buyers might be put off after a Council search on the property. For example, there is a roof extension which looks like it was built under permitted development. However, if there is now lawful development certificate approved, the potential buyer could be put off or would haggle the price down to the cost it would be to remove the extension and bring the property back to its original condition.

This is exactly the type of house that would suit us as potential downsizes as it has a good main bedroom and space for visitors. The only thing missing for us would be a downstairs loo. This layout of house will not be no 1 on the list for anyone with a young family so may take a while to sell.

I think some of the photos aren't great, especially the external ones, it looks grubby and unloved, the bathroom needs some of the clutter removing and as someone else said, the one of the single room is very cramped.

Also from looking at sold prices on the street, I think it may be slightly overpriced.

Have you had a surveyor report on the house? Buyers would need a survey for mortgage purposes, but it is sometimes advisable to have your own..

Not in a relatively modern house with no obvious structural risks or suchlike. I can't imagine any vendor paying for a survey on their own house like this and it's not like the buyers can use it, they'd still need their own for the mortgage as you say.

That's not a 4 bed, it's a 3 bed + office

Lose the bed and get a sofa bed for that room

Photos look too distorted - eg the living room one photo looks ok, the other looks long and narrow

You shouldn't need to decipher photographic clues to figure out that it's a semi d. The entire point of photos is to show the property clearly and to best effect.

I didn’t have to decipher any clues, it’s pretty clear to me. You can see it’s not a huge detached property and that the other half is the neighbours. Try opening you eyes maybe 🤷🏻‍♀️

This is not a 4 bedroom house, its a 3 bed with an office. The bed in photo 9 looks like it doesn't fit in the gap, there is to much in the room as well.
The blue wall ilin the tv room is to much.
Improve the curb appeal.

Agree with PPs that this isn’t a house that would appeal to families with young children. I would be looking for a 4 bed house but I would need to be on the same floor as my kids.

The bed under the stairs looks ridiculous, the mattress is squashed. The extension has lost the house a bedroom.

Absolutely market it as 3 bed plus study and it may appeal to families with teenagers.

The outside of the home is kind of scary looking and I don't think the photos taken on a dreary, wet day helped it any. Maybe some plants or something to brighten it up a bit?

A lot of people on this thread have been confused by it, which means a lot of people looking at the listing on Rightmove will have been similarly confused by it. The OP asked for opinions to help them improve their chances of a sale, in which case they'd be better off listening to the large number of people who found it unclear and fix the issue, rather than listening to the few like you who didn't have an issue with it. I mean, they can try being rude and saying "I don't have any problem with it, try opening your eyes maybe" but it's not a great idea.

I presumed it's a new agency trying too hard to be different and quirky, especially with the play on words with the name of the agency 'peachy, right?'
Whoever brainstormed that needs to think again. No one has thought it witty or appealing, it's utterly cringe and off putting.

I hope the agents look at the number of viewings to the listing and trace back and read the comments here., especially about the outside and first views. Apart from the remarks about things which can't be altered, they should learn an awful lot and all for free. I can make a strong case for their wide lens 'stretched' photos which are a bug bear of mine. It's utterly ridiculous and fools no one when the sofas and coffee table appear to be totally different sizes in subsequent photos.

Nice house!

  1. Paint blue exterior door at front
  2. Area rugs under bed in main bedroom and in sitting room. Cheap on Amazon, Wayfair. Your floors are quite dark so go for light beige/taupe/cream to add more light to ‘lift’ the room
  3. A few planters with colourful flowers in or fatsia etc (cheap in Lidl/Aldi) outside.
  4. Add statement pictures on wall in sitting room.
  5. Get photos redone on a sunny day.

If the blue door isn’t yours the front aspect needs photographing from the other side of the drive to cut it out.

Kerb appeal is so important. Paint neighbour's garage door a nice neutral colour and offer to pay for it/DIY. Pot plants out the front. Take new photo from angle with your house in and not neighbour's too.

House generally looks drab, dark, cramped and uninviting.

Such a shame loft conversion wasn't done better. I have stairs over stairs in my house and didn't sacrifice any bedroom space. This is a deal breaker for me and would put me off buying. Bed 4 with stairs over needs desk and chair out and bed moved across wall with window and new photo showing less stairs in it. Or bed out and desk and chair showing a study. Popular for people working from home.

Garden is not child friendly but too expensive to change unfortunately.

Lots of blue and grey, both cold colours......not terribly homely.
Wall hung T.V., but neither sofa faces it, so everyone sits with craned neck? Implies lack of space.

People are generally stupid and have no imagination when looking at houses. So remove things that they wouldn't want there or that confuse them. You could tidy the landing for a photo, remove the big office chair from the small bedroom and maybe make the desk look more like a dressing table (for photos - and would a different angle be better?), and remove the cleaning products etc from the shower room and put a white towel there. The blue door/gate doesn't necessarily look very well painted from the photo - could it be repainted? Ask the estate agent what colour would appeal more.

OP might not be allowed to put a proper boundary up because of covenants that the frontages have to be open plan.

Possibly however the estate agent could have easily marked the boundary on the photo, provided a photograph of the front door and added additional details in the description.
