Is Mungo Park Way, Orpington a nice place to live

Hi all,
I just wanted to check about the locality and the area around Mungo Park Way BR5 4EF. We are planning to buy a house in this lane and was wondering if anyone can give right suggestion on how this area is to live. I have seen people worring about its closeness to St Mary Cray and the council Housing are also I guess near by. I visited the area once and dint find any problem but dont know how is the area and surrounding is and if we should be worried about its closeness to St Mary Cray high street or Ramsden Estate.

Have got DC who will be going to Newstead wood and older DS who will be travelling to Lewisham for School. Transport facility is from Renton Drive I guess.

I'd avoid the area & look at houses around Poverest Rd, Tandridge estate in Crofton, Tubbenden Lane & Orpington high St & Orpington station. The council housing isn't the issue so much but more because of anti social elements that live nearby.

Avoid St Mary Cray as there is a price cap on property in the area when it comes to resale.
What's your budget? Ŕgister your interest with local estate agents.

MPW and the surrounding area is not great. It isn’t an area I’d want my kids walking around in the dark and you would be in the edge of the very rough bits.

SMC and Ramsden are not nice areas.

Completely agree with previous poster that you should be looking on the other side towards Orp High Street and station and towards Crofton. St Paul’s Cray is fine too but a bit further away from Newstead.

Midfield Way and St Paul’s Wood hill are nice as well. Near to Chislehurst.

I'd avoid Midfield Way completely and would only consider St. Paul's Wood Hill only towards the Leeson Hill exit as it's surrounded by anti social elements.

We have been near the top of SPWH for over 20 years and never had a single problem! Agreed that Leesons Hill and the roads towards Petts Wood are nice too.
