Hi there,

We are trying to sell our flat and have not had a single viewing. I know that this is typically either due to the price a property is listed at or something to do with the way it has been marketed.

I would be enormously grateful for any feedback on the listing and what (if anything) might deter you from booking a viewing?

It is a long lease - just shy of 999 years, and has a designated parking space in a private secure car park under the flat.

Is it the photos? Is the price too high? Something else?

And tbh a season ticket just to Liv St is £500 a month as well which is steep. Costs more if you need to go more into lindon

The things that would put me off are the beds under the windows, if they won't fit side ways then I wouldn't consider buying it; and what's underneath your flat, is it the entry to the carpark?

Well, if I were the sole decision-maker here I would be inclined to reduce it to £315k, however, my partner will have opposing ideas to this I imagine and want to reduce it - in the first instance - to £320k. We will have a chat and see.

You can’t tell that from the listing though. I’d be concerned from the map and not bother to view based on the proximity.

I don’t see how you can’t hear trains if you are that close- but if you truly can’t might be worth spelling it out in the description I.e “triple glazing means despite its convenient location to the train station, this flat does not suffer from any associated noise”. It would need to be true though, and not something you’ve just learned to tolerate.

If you live near a train station your brain filters out train noise.

The estate agent’s description is very impersonal and glossy, it reads like a brochure for a new property. I would want to know what they are doing to promote its particular features to potential buyers as this listing seems rather generic.

Is that carpark area a cut through to somewhere else, a place drunken loudmouths loiter etc?

Service charge - I had a look for it and could not see it - even if I had though, that is a lot of money, and is there any guarantee that the charge won't shoot up year on year? People are very wary of that now, and rightly so.

It seems nicely done, clean and tidy, a decent space and a sensible floor plan but yes it is a bit dark.

Price is too high for what you get I think.

Nothing about a service charge? Which I assume is probably pretty high. Also, no sq footage included, just says ask agent which to me means the agent is lazy

The square footage is clearly shown on the floor plan - it is 847 sq ft. The service charge is also shown.

I think you need to make it look big enough for people to share - your table doesn't look like it comfortably sits 4, and it looks like the living space would be cramped with 3 or 4.

The high service charge is going to put people off - £200 a month on top of a mortgage is a lot.

The balcony doesn't add anything because it looks like it overlooks a car park so new photos are a must if it doesn't.

It's ALWAYS the price. Your flat looks very nice, however , even a really crappy place will sell if the price is right.

I agree add plants to the balcony. Otherwise it’s smart and plain. Price is high as not that far away in Chelmsford you can get a small house so reduce the price and see what happens

Try and do something to brighten up the balcony. Outside space is important when buying a flat. Perhaps add something to cover the railings and add plants and lights? It looks dirty so a clean and a rug would help

We'll definitely look at adding some plants and perhaps some bamboo to give privacy and also block out the view of any cars that are there. Thank you for the pointers.

Interestingly, they weren't that way when I moved in a couple of years ago (my partner was here first on his own before me), and I changed both beds around to be under the window because they do make both bedrooms look significantly larger (in person), but the photos do not appear to reflect this at all so perhaps we will switch them back.

Why are you moving?

We want to move to a different area (with access to the tube), and would like to try to buy a small house in that area.

It's the price in combo with the service charge.

Some things that I think might help you along with a reduced price are

  • add a pic of the hallway which looks spacious on the floor plan, ideally showing something beneficial like a desk space or good storage
  • moving the beds to widthways in the rooms and taking out some furniture- if you're serious about selling do this and get a storage unit for your extra stuff short term
  • different angle photo of the balcony to make it look more useable and not mainly be a pic of the car park - dress the table, add plants etc
  • Put in a 4 seat table where your 2 seats are in the living area and dress it as per above

Thank you - this is somewhat reassuring as the price is something that is within our control, whereas no windows in the bathrooms etc are not, necessarily.

I'd say if maybe rather a bigger bedroom than a second bathroom? Neither bedroom looks that spacious but that could be the photos.
I don't know the area but the decor etc are fine.

How much was it when your partner bought it? Perhaps the jump in price may put some people off especially if it wasn't that long ago

My son has just bought a similar flat.
Several things stand out to me having looked at hundreds of listing's with my son:

There are hundreds of great box flats like that to choose from. Yours doesn't stand out. I'd swipe straight past it.

The balcony could be dressed much better. The flat my son eventually bought has a good balcony that had screening and plants etc. The picture made it stand out.

The service charge is very high.

I agree with others saying it’s the price combined with the service charge.

The kind of buyer who the flat will appeal to is unlikely to be able to afford it, while the buyers who can afford it probably don’t want a small flat with no outdoor space, and won’t prioritise a shared area and gym.

How much did you buy it for?
