Hi there,

We are trying to sell our flat and have not had a single viewing. I know that this is typically either due to the price a property is listed at or something to do with the way it has been marketed.

I would be enormously grateful for any feedback on the listing and what (if anything) might deter you from booking a viewing?

It is a long lease - just shy of 999 years, and has a designated parking space in a private secure car park under the flat.

Is it the photos? Is the price too high? Something else?

They’re not really that expensive to run though.

No, but every penny counts when you're looking at nearly a 3kpa service charge!!

Plus, not relevant to this thread, one of the reasons for building such hot and small windowed/heavily insulated/non windowed roomed properties in new builds was for ecological reasons but that is undermined if you need to use electricity to keep it comfortable.

I live in a flat with two windowless bathrooms. I have never had any problem with damp or condensation. It’s a modern property with great ventilation.

I live in a 5 bed house and none of the en-suites or the utility room have windows - never had an issue. ( the main bathroom and downstairs toilet do) Modern extractor fans are very efficient!

I live in a similar area and for a two bedroom, two bathroom flat with outside space and good links to London the price is fair.

I would say your furniture layout is really bad! Both beds are behind the window and block the lights. Looking at the floor plan, I would suggest styling the bedrooms better. Put the beds against the right-hand wall if room with wardrobes either side. The colours of the furnishings make the apartment really dull and uninspiring. I also think having a sofa in front of the double doors blocks more light. Whilst you’re selling can you take one sofa away and also buy a small more stylish dining table and two chairs?

Personally I think the bathrooms look nice. You’ve got to think who you’re attracting. A young professional couple/first time buyer! Then showcase the flat accordingly.

I would put blinds up on the bedroom windows as the window view looks depressing and maybe even remove the beds if you can, the rooms look cramped
Add loads of tall greenery to the balcony to block out the carpark

I would also remove the two dining chairs from the dining bit near the sofa. Too much going on and looks messy and again cramped .

Bigger?! The front room/kitchen is stupidly small, I shuddered at the thought of it.
The shower room toilet looks like you could barely squeeze both legs in to have a wee.
