Hi there,

We are trying to sell our flat and have not had a single viewing. I know that this is typically either due to the price a property is listed at or something to do with the way it has been marketed.

I would be enormously grateful for any feedback on the listing and what (if anything) might deter you from booking a viewing?

It is a long lease - just shy of 999 years, and has a designated parking space in a private secure car park under the flat.

Is it the photos? Is the price too high? Something else?

No not a posh area. But probably not too expensive for a flat in Chelmsford

Is the brick wall real brick or brick wallpaper? If it's wallpaper it needs to go. The words too . It's a bit naff with the words on the wall.

I live in a town not dissimelar to Chelmsford, with a 45 min train to London. That price would get you a 3 bed house in a nicer part of town.

I am amazed at the price, seems far too high. We are also trying to sell, it is a nightmare currently, good luck!

Your flat is lovely, but has a limited market as it’s only going to be suitable for a single person or couple who might be priced out by the mortgage cost plus service charge.

It looks like a good rental property, so might appeal to an investor. Could your agent explore that market for you?

It's the price. Offers over is awful (do you want buyers have to guess how much you really want?) and there is a flat under offer at the £300K mark. It's not worth that money, sorry.

yes, certainly not a posh area, although it is in walking distance of two of the best grammar schools in the country, and that coupled with close proximity to London for commuters does impact the price of properties here.

I think a lot of people commenting on this post must be northerners as that price seems pretty reasonable to me! The flat looks lovely and if I was on the market for a two bed, I’d view it for sure. Maybe there just isn’t much demand for two bed flats in your area at the moment?

Bathrooms without windows scream a damp problem! 325 for a seemingly cramped 2 bed flat with a 2k plus service charge, no thanks! I think your pricing is way out!

Tbh I had a flat with a window less bathroom. The extractor fan just switched on as we turned on light going in. Didn't have damp issues although sold it when it was 5 years old

It's a nice/up to date furnished flat, good area, someone will buy it but reduce the price, plants on the balcony, dress the balcony table, cushions on the chairs, bamboo/willow trellis on the railings & put any lamps on in the rooms & take pics again - good luck.

Are people who want a Grammar school going to want a flat.
You have a really nice property, it's smart and obviously well looked after. Someone will want it. It's the price.
If you lower the price, you'll get viewings and a sale

I think if it was a good price there would have been viewings as it's a nice flat.

It"'s feels quite corporate and cold and charnless to me, more like an AirBnB than a home. Books, plants, pictures, cuahions etc would add a bit of personality. People hsve limited imaginations, you hsve to sell this as someplace interesting and vibrant space in which people LIVE versus aleep in after their commute to London

You can’t tell that from the listing though. I’d be concerned from the map and not bother to view based on the proximity.

I don’t see how you can’t hear trains if you are that close- but if you truly can’t might be worth spelling it out in the description I.e “triple glazing means despite its convenient location to the train station, this flat does not suffer from any associated noise”. It would need to be true though, and not something you’ve just learned to tolerate.

£2371 is the per annum price of the service charge

I'm afraid that would kill it stone dead for me, gym and concierge or not

It's a modern building so shouldn't need much doing, but the instant they have to start on repairs that's going to skyrocket - in fact even if you have to drop the price significantly it may be better to get rid now before the increases start happening

No, most of them will not want a flat, you're right, but it is reflective of the fact that the two grammar schools push up prices in the entirety of the city. And yes some single parents with a child at the grammar schools do buy flats here.

I think we will look to lower the price in any event.

Yes, that's a good point, although I suspect they're not the target market, but you never know.
What do you think you'll reduce it to?

Nothing about a service charge? Which I assume is probably pretty high. Also, no sq footage included, just says ask agent which to me means the agent is lazy

The service charge is on the lease link.
