To have handed the new owners the no more HMO letter from the council regarding the street.

Thats it basically, new owners of down the road have been at the property this morning with the builder.
They politely introduced themselves, I welcomed them to the street and said look forward to seeing them around.

The Man then told me we won't see them as the house will be a HMO.
I asked do you not know there is an order no more HMOs on the street - did the estate agent not tell you, it's a protected area due to the amount of HMOs in the area. The 10% rule.

They both looked flabbergasted and informed me it would be a HMO.
Said I would be back in a minute, toddled back to mine printed the email (took out personal info) and handed them the information.
Pissed was not the word. I have been told I am lying and made this up. Advised they speak to councilort confirm the information.

YABU - leave them to - even though there is an order saying no more on the street.
YANBU - this information should be on the house listing when selling so potential buyers know.

I'm surprised they didn't check that themselves tbh.

They probably didn’t mention it due to mortgage restrictions.

Glad to hear it. It’s on them OP, for being greedy and trying to contribute to once nice areas becoming less attractive. Plenty of flats already. Leave nice houses and areas as they are.

Most single people on very low incomes can't afford a flat. They can afford a room in a shared house, ie an HMO.

you definitely didn’t do anything wrong, you were helping them by telling them. Up to them now!

There can be purpose built shared flats in blocks. Other than that it’s not possible in many towns. In mine the university want to increase student numbers by 15000! How? Where will they live, which dentists and GPs will they use? It’s madness. The whole town will be stuffed full of HMOs

Yes and not to mention they don’t pay council tax so when they live out in houses the locals get pushed out and end up with higher rates of council tax.

My friend of a friend had HMO's increasingly surround her due to her proximity to a university and the noise and partying was shocking.
She started to film it and released it to the media, berating the university for tgeir lack of action.

The adverse media coverage prompted them to take action when they had apparently been ignoring it for years.

Things are much much better since the college said they would take direct action against identified students causing a nuisance to their neighbours.

Not only are YNBU to let them know, you should contact the Council straight away and tell them what's going on.

But don't approach your new neighbours again. Fancy telling you you're lying (talk about shooting the messenger)!

This is what’s happening in a city near me for the university students. In the city centre as well so away from traditional residential areas. Seems popular with the students and the council love it as they’ve said they want the terraced housing stock back for non students. And yes, council tax has been mentioned! 😁

They will probably just proceed to rent it out as an HMO without seeking planning permission for change of use. The enforcement process takes several years.

Imagine the arguments in their house right now. It’s good they know at this stage as at least they can just make it a buy to let rather than spend money converting it. Do get on to the council asap though

Or they're possibly trying to figure out how much cash in unmarked envelopes it would take to sway individuals on the planning committee. Don't tell me that has never happened.

Update.

Neighbour and I contacted council last week. They had no idea it was planned to be a HMO.
Council got back to us today to confirm that the decision made less than one year ago has not changed.

They will not allow 4 HMOs next to each other and the neighbour to be sandwiched between 6 HMOs at that end of the street.

New for sale board has gone up on the property.

We have been asked to contact them if it is used as a HMO going forward.

I have, it was a shit hole, the vacuum was dusty, it was all I could afford too, in those days it was single room occupancy, now some rooms have 3 or 4 sharing with bunk beds.

This sounds like an inexperienced property investor. If you're thinking of setting up a HMO the first thing you have to do is check that the are doesn't have an Article 4 in place - this is where the council have put a halt on further HMOs in the area. Sounds like they didn't check that. To say HMOs are pure evil as some people seem to be saying on here is completely ridiculous. Students, contractors, young professionals are often fairly transient and especially with current energy prices many want the convenience of paying rent with everything included - with HMOs the landlord pays all the utilities. Most students will have lived in a HMO at some point and with rent being so high currently, professional HMOs (AKA 'living with friends') is increasingly the norm. Lots of people can't afford a house or flat on their own or with just one other person. If there are three separate people (e.g. friends or strangers) living together - that's a HMO and they're not all shitholes. Lots these days are absolutely stunning.

I agree @Maplewood6- it is literally the first thing you’d check if you were planning on converting a house to an HMO. I’m agog at their stupidity!
