To think moving from Streatham to Coulsdon is going to be a disappointment?

Looking for our 'forever' home, garden, 4 bed. We have seen properties almost everywhere in South West London. Budget is 1.1m. Anyone with any advice on living in Coulsdon or surrounding areas would be greatly appreciated. I'm afraid it's too small/quiet and I'll never meet people.

I think Coulsdon is nice, but I don’t live there or know it well enough to answer the question. If you’ve £1.1m, I’d just stay in Streatham, tbh.

Oh, will do, thought here for more footfall. I know we are in a really lucky position. Houses in Coulsdon are so lovely with big gardens, honestly Streatham prices are crazy even at that budget.

Coulsdon is too suburban. Neither town or country. Look further out - possibly into East Surrey/west Kent to much prettier smaller towns and villages with a much more country feel, independent shops, restaurants etc. possibly, Chaldon, Oxted, Reigate, Sevenoaks, Brasted.

Thank you. We need somewhere that is within 35/40 min train ride to either London Bridge or Waterloo?

Oxted is 35 mins to London Bridge (fast train)! Sevenoaks is similar, possibly slightly less. Reigate train is slower though.

Sevenoaks train a bit more reliable/frequent than Oxted but house prices may be higher…Warlingham has nicer houses and overall feel to Coulsdon imo. May depend on schools too.

On that budget I’d live in Streatham (Streatham Hill) and do weekend visits to Coulsdon for Farthing Down and Happy Valley.
