Would you prioritise kitchen or bathroom in a house purchase

So I am hoping to buy a house. I have seen two that I like and that are in my budget. Please help me decide which one to make an offer on.

House A: slightly smaller kitchen but layout is better, especially for guests, and feels cosier. Upstairs bathroom is a good bit smaller and has shower above the bath. The bathroom tiles wouldn't have been my first choice but they're not bad. There is not much space between the bath and toilet/sink.

House B: bigger kitchen space but kitchen units are located in tighter end of the kitchen and the layout isn't ideal. The rest of the space is left for a kitchen table. I marginally prefer the kitchen unit style/colour and kitchen splashback tiles but not significantly. The bathroom is spacious, separate bath and shower and I prefer the bath and tiles. This house also has a bigger front garden than the other one (although both houses also have a back garden).

In both houses the main bedroom has an ensuite so I likely wouldn't be using the main bathroom day to day.

Which would you go for?

I'll stick to the main question you asked. I'd prioritise a kitchen, as I really don't spend much time in the bathroom.

House A you said it feels cosier and the kitchen layout is better for guests. When people come over they're gonna spend more time in the kitchen than the bathroom. Plus you're gonna have a en-suite so you won't have the use the main bathroom as much. You can always redecorate the bathroom at a later time.

Kitchen, every time.

I don’t spend any time in the bathroom. I go in, do what I need to do, and leave.

Kitchen is more important; the size and shape and outlook, not necessarily the tiles or units which could be changed or painted in time.

I would say kitchen. My main priority for the bathroom is it must have a window - however I don't spend much time in it.

tiles really don’t matter - you can change them.

House B.

Bigger kitchen, more spacious bathroom. You can always refit and redecorate so I wouldn't bother paying any heed to what colour the tiles were.

But your question was which would I prioritise - kitchen or bathroom. Definitely the kitchen for me.

I would go for the one in the best location and work bit by bit on the things you'd like to change about the house internally

B. As pp suggested, you a change the units later - perhaps even get someone to rejig the existing ones.

I wouldn’t choose a house based on anything to do with internal layout or decor. What about the location?

That's my thoughts. Better to have the most modest house in the best street than the best house on a (not very nice) street. Internal decor can be changed bit by bit.

I would always want to redo kitchen so I would prefer it to be dated and old so I don't feel bad about ripping it out. Size of kitchen and possibility for a layout I like is more important to me. Small bathroom I don't care about - spend less time in there though I would like a nice bath if possibles
