Is this size house average or small?

1,600 square feet?

the rooms seems small but it has three bathrooms and utility etc. but perhaps small in terms of square feet?

Based on sq2 that is a large house. Average house in UK is 828 sq2

Ah but only if you’re human-sized; if you’re 15 - 20 foot tall, 1600 sf is positively squashed

The problem with Uk houses is that in a four bedroomed house, three are double and the fourth you can’t swing a cat in let alone a single bed and wardrobe. I like the US system when, I think, a room has to have a wardrobe before it can be called a bedroom. The house OP says is 1,600 square feet which is good but space is taken up by a staircase and new builds have laundry rooms and en suites are a must for at least one room.

OP when you say bathrooms, do they have baths or showers or are they just UK toilets?

It's definitely larger than "average" in the UK. For context, in the South East but outside London, a property in a reasonably desirable location will cost somewhere between £400-500/square foot.

A 1600sqft property would cost about £700k where I live.

Mine is a fairly average sized 4 bed and roughly about 3,600 sq ft.

That’s actually quite a bit bigger than average for Ireland!

The average for stand alone new builds in Ireland is 2325sq ft (216 sq m). In an estate it’s about 1281 sq ft (119 sq m).

Of course, in a rural location houses will tend to be bigger as sites aren’t as expensive.

My house is small.
I've had no complaints.
It's what you do with it that counts.
I trim the bush to make it look bigger
