Well above average - I'm trying to move - most 3 bed semi detached are around 1000sqft

Is this a new built 4 bedroom house? If so it is fairly normal for a new built I would say but yes admittedly it's not huge. Given lack of space and overpopulation etc it will eventually be more normal I imagine.

I think its an average size. My 3 bed, 1 bath is 1200 square feet with one small bedroom. Have they reduced room sizes to fit in extra bathrooms?
Currently house hunting and this seems to be a trend when we'd rather have fewer decent sized rooms.

Yes it’s a new build

New builds all seem to have very small rooms and very small plots. Older properties, which might not look so impressive, seem to be better proportioned in my experience.

I'm guessing it's a 4 bed. On new build estates they seem to average between 1300 and 1500. Older houses feel more spacious as they are not sectioned off with utility rooms and bathrooms

Larger than average. But layout is everything. Poky rooms and loads of space wasted on corridors and landings and small storage cupboards can make even a big house feel poky.

I think it’s big, it’s exactly the same size as my 10 year old newish build house. I have a very big hall, a large lounge, a very big kitchen/diner, another small reception room, a unity room. Upstairs are 4 bedrooms, 2 are really big and both have large en-suites and two bedrooms are small doubles. I also have three large cupboards.

My house is over 3000sq ft but with big landings and hallway, the living room feels proportionally small and the main bathroom is definitely on the small side.

It's big I'd say, mine is smaller and the 4 bedrooms all fit king size beds and furniture, I have 3 bathrooms plus a wc, although no utility but a large kitchen/diner.

As other have said, however, newer builds tend to have smaller rooms so they can squeeze in an extra bedroom and they have smaller plot sizes meaning the building tends to have no loft as an extra bedroom or two has been squished in. This results in a smaller feel for the sq footage as the ground floor living space is commensurate with a 2/3 bed house rather than a 4 bed one. This seems to have particularly become a thing over the past 20 years.

My 3bed house is less than 1000sqft, my parent's (what I consider large) 4bed detached house is 1400sqft.

Mine is that size and it's larger than average for a 3 bed. A lot depends on where you live as a sense of perception, areas with older homes whether city terraces or country cottages are tiny homes whereas on suburban estates there's lots of detached newer homes. Also in some parts of the world my home would have several generations crammed in whereas 1550sqft is plenty for 2 people

That's a very generous size for a 3-bed. Around us there are lots of ex-council semis on the market and 3 bedroom houses are typically 65m²/700ft² for the normal ones, 70m²/750ft² for the slightly posher ones on the corner plots. The one you are looking at is more than double that size

As a contract my old house was just shy of 3000 sqft, 4 double bedrooms and a single, however only one substantial sized bathroom upstairs and a downstairs loo. Moderate sized living room then a huge open plan kitchen, dining, living, library type space, almost the size of my current house square footage, but in suburbia, I live somewhere far nicer now!

Our house is 1750sqf. 4 bed, 2 receptions, separate dining room, 2 bath, utility, cloak room and basement. Feels huge to us but we did live in a 700sqf flat as a family of four for years!

Terraces are often quite big compared to new builds. Often a 2 bed terrace has 2 large double bedrooms, the same space would be a 3 bed new build (with about 3 bathrooms). They look small from the outside but they go back a long way.

1000 sq ft is an average 3 bed round here (built 1940s to 1980s) , but the new build 3 beds are more like 800 sq ft.

My house is 75 square metres. So it's HUGE to me.

I can get up to 105 square metres if I include the attic (not really useable space).

That's incredibly small though. I currently live in a 63m2 1-bedroom flat and cannot imagine squeezing two more bedrooms in the same space.

It must vary a lot on area, here the ex council properties are bigger than the privately built houses (for a 3 bed). Usually 3 double bedrooms plus upstairs bathroom and a downstairs toilet. Although maybe it just depends when they're built. Ours are 1940s and the private estate homes are 60s and later. Newer council houses are probably smaller? The ones here are nice houses whereas I see some that look awful with tiny windows in weird places. Maybe they're the tiny ones
