1,600 square feet?

the rooms seems small but it has three bathrooms and utility etc. but perhaps small in terms of square feet?

I think for a 4 bed would make it small, for 3 bed about average.

edit- I’ve just scrolled up and seen people saying it’s large so I guess it’s area dependent
and shape of house dependent.

My 4 bed is 1400sq ft and definitely not small - 4 double bedrooms (2 are small doubles but not box rooms. We have a utility, kitchen, dining room, living room and snug/study. It’s a new build style (20 years old though) and the bigger of the three 4 bed option on the development. Maybe it depends on layout. We bought the house I loved how it flowed.

satonacat · 09/11/2024 10:51

I'm shocked that people think 150sqm is small.

I grow up in detached house (did have extras like garage and loads of outside space/gardens that size and I consider it huge compared to my 75sqm 450k 3 bed 1930s house.

I agree layout has a huge impact, town houses always feel small to me even if they are much bigger than my house.

Meceme · 09/11/2024 12:59

I think it depends what you're used to. Our current 1200 square foot house seemed enormous when we moved in but we had come from a tiny two up, two down terrace. Thirty years later we use all of it and it feels right. Viewing smaller houses feel small.
Also it depends how much is usable space. We've viewed house where the square footage included hallways, inside cupboards, understair areas and garages. All useful but not living space.

ConsuelaHammock · 09/11/2024 13:09

I would assume it’s average? Depends on layout too. My house is large but we have a lot of wasted space in the hall and landing which makes them difficult to heat. I would design it differently next time.

It's small and not suitable for a family but seems to be the norm in the UK.

Small and not suitable for a family?! My house is 1,400 sm and is a fairly large property (huge hallway, two large reception rooms, 1 smaller dining room, decent-sized kitchen, decent-sized bathroom - double walk in shower and separate bath - two huge bedrooms and one smaller double bedroom). I’m not actually sure if you’re for real with this comment?! Our house is larger than average for our area (I live on a road with a mixture of semi and detached and all are a similar size on our side but elsewhere houses are smaller), but we came from a house just over 1,000 sm and managed fine as a family of four in that!

Isitfridayyetsophie · 09/11/2024 15:36

I don’t know, when we had our flat it was just under 1400 square feet and it had 2 bedrooms, 2 bathrooms, a big kitchen diner and a good size living room. I can’t really imagine that space having 3 bedrooms, 2 living rooms, dining room, stairs etc.so I think that’s warped my perception! Having said that I don’t know what the average size house is in England? Compared to some countries we seem quite squashed.

Makingchocolatecake · 09/11/2024 15:45

Does it matter if it's what you need.

Windmillsofyourminds · 09/11/2024 15:56

It's very large for a new build. I live in an extended 1930s semi which is a bit smaller. All the modern houses I viewed were much smaller. I imagine the OP is in a cheaper part of the country, not London or the south east.

Caspianberg · 09/11/2024 15:56

It seems small to me for a 4 bed!

Not uk, Ours is large 4 bed (5 bed I guess as small single room is office), ours is 200m2 (2300 sqft). Our kitchen dining area is small also, no large open plan areas. We have about 40m2 extra cellar space also.

in the uk our 1 bed small flat was 450sqft, so I can’t imagine a 3 bed house being only 1000 sqft.

Many of our friends live in flats here. And a 2 bed flat is usually (140-150m2) (1400-1500sqft. That’s usually 2 decent bedrooms, kitchen diner, and living room. With 1 bathroom, plus extra loo. Entrance hall. Utility rooms sometimes ( or it’s shared communal in cellar). A 4 bed house in same size is crazy

Iceache · 09/11/2024 16:05

I can’t edit my post but I see it’s 1600 square feet!! We measure in square m in the UK so my post is moot. I wonder if others are getting confused too! I’ve just had to calculate square m to square feet and I’m not sure if the OP meant metres instead? 1600 sm is large where as 1600 sf is very small - even by UK standards!

Caspianberg · 09/11/2024 16:08

https://worldpopulationreview.com/country-rankings/house-size-by-country

this Shows Uk at number 20 for house sizes world wide. And that older houses were around 1500 sqft, but now average has shrunk to 818sqft. Due to cost/ land price

Denmark for example is at 1465 sqft as a comparison

At 1,000 square feet as a 3 bed semi, it's pretty average. I want to upgrade it to about 1,800 with a loft conversion and kitchen diner extension.

I am for real and I also said it was the norm in the UK. You are just used to tiny houses that don't function. In no world is 1400 square feet big, I'm sorry. Yes, it's big in comparison to a shed, but that's it. You've just gotten so used to poor living standards here in tiny box houses that you don't understand that most of the world would find that very very small.

Also, If I'm reading your post correctly you have 1, maybe 2 bathrooms for 4 people? Yeah, no thanks, I would not say that is living comfortably in any sense of the word.

PeloMom · 09/11/2024 17:02

depends on how it’s laid out. There are houses with huge sq footage and a lot of wasted space due to the way the rooms were laid out and ‘cut’

MsCactus · 09/11/2024 17:30

I think UK average is 1,000 sq foot

So it's above average - I wouldn't say big, but then I grew up in a 4,000 sq foot house in the countryside. Moved to London and flat was 600 sq foot, which felt tiny.

Now in 2,200 sq foot house outside London which feels big.

1,400sq foot, even if officially bigger than average, I'd consider average. In London though it'd be big!

My 4-bed is about 950ft² I think, so 1,400ft² seems pretty generously sized, to me.

HellofromJohnCraven · 09/11/2024 18:30

Ours is about that. Includes integral garage. 4 modest bedrooms (is more office sized).2 bathrooms, cloakroom, kitchen dinner lounge. Built in 2005
Previous house 1970s similar size but 4 great bedrooms, 1 bathroom.

Chan9eusername · 09/11/2024 18:36

I think 1600 is small for a four bedroom house. I'd want minimum 1800 and ideally 2000 really but fat chance with a new build.

However for context, its more normal to live in something like a 3 bed semi in the uk which is often only about 1200-1400 at best, so 1600 is likely an average or even above average size for the uk

Yes and the countries at the top of that list (australia, nz & usa) have much lower population density than the uk. Even denmark has a population density half the size of the uk so there's simply more space.

Our house is approx 1600 sq ft. We've 4 decent sized bedrooms, all double sized or bigger, 2 bathrooms upstairs, lounge, dining room, kitchen/diner/utility and separate playroom, plus large ish hallways. Def not small by UK standards for "normal" residential housing. Obviously if you are talking about large individual houses or mansions with grounds, it probably would be very small!

Ok so my response was thinking it was 1600 sm rather than foot. I accept that 1600 sf is pretty tiny for a family!! My house is 1400 sm which equates as around 15,069 square foot according to Google so yes - my outrage at your response was wrong!

I still think everyone is conflating the two measurements and now I’m totally lost 🤣

I can’t see - no matter what country we’re in - 2 bathrooms for a family of four being a lack of comfort! Does everyone really need their own bathroom? We have one upstairs and one downstairs and quite a lot of space and honestly our house feels big!!

Do you mean square metres?! Because now I’m totally lost because 1600 square foot is like a tenth of the size of my house so I can’t fathom how you fit in 4 bedrooms and all those rooms downstairs 🤣 I’m so confused by this thread 🤣

Are you sure it’s 15,000 square feet? I’d say that’s relatively rare in England, I’d expect more than 2 bathrooms in a house that size!
