Selling my dearly loved dads house after losing him to cancer months ago.
After the stress of dealing with everything that comes from losing a loved one I have now put the house on the market but there is no money to even redecorate.

The boiler and windows have been replaced and there is loft insulation.

Is this likely to sell easily? I have no idea what to expect but it hurts my heart it sitting empty without my dear dad.

I’m sorry for your loss. I absolutely think it will sell. Yes the inside needs some decorating/updating but if someone has vision and wants a ‘do-er-up-er’ with a lovely sized garden then this is the house for them. I hope it’s sold quickly for you.

I wouldn’t worry about the house - there’s been such a rise in the past few years of people buying houses that need renovation and doing it themselves. As long as there’s no structural issues or major damp etc then it looks like the sort of house that someone with the desire to renovate could do a lot with!
You might just get offers a bit lower than asking price.

Sorry you’ve lost your dad to cancer - a huge thing to deal with so I hope you have some support in real life.
looks like a house with great potential although the area is unknown to me. Garden looks sunny and I’m sure you will have interest.

I'm in the same situation. My dad's house needs a lot of work but we're just going to clean it and sell as it is. Someone will buy it at the right price as a project.

Thank you. It just feels like the last thing to sort now and then my dad can be happy wherever he is.
I hate being in the house knowing he will never get to be in it ever again.

I suppose this is the final part of me hopefully being able to move on. I want to celebrate the life he had and the memories together but all I feel at the moment is sadness that he is not here.

Locally houses like this do sell well as long as the location is good and they are structurally sound. Your dads house has a lot going for it from what I can see.

The floorplan does need editing though as I can’t see a door into the bathroom.

I don't know whether the price is right because I'm not familiar with the area.

But if the price is right for a house of that size in that area which needs a full renovation then yes it will sell.

I bought a flat in a similar sort of condition. Being able to do it up the way I wanted it was a big part of the appeal. It just needs the right buyer.

Fingers crossed you find a buyer like me who wants to turn it into their perfect little home.

It's such a difficult time isn't it. Having to deal with this stuff just when you are least able to emotionally.
I think it's a great house because the space is really well set out. Nice size rooms, rather than a small kitchen that you often get. Bathroom upstairs.
And buyer will have to do it up anyway so colour doesn't matter.

As someone who is currently house hunting, I think your dad's place has so much potential. I dislike the vendor trend to put in cheap carpet, kitchen, boring white walls etc, I would much rather have a blank slate. I also think it's fine to take the path of least resistance in a tough time.

So sorry for your loss, OP. It's a lot to deal with, look after yourself.

I agree, as a buyer I'd feel frustrated by a brand new IKEA kitchen because it wouldn't be what I wanted but I'd feel it was a waste to rip it out. It would put me off.

@WednesdayBeetlejuice I don't suppose there's an original fireplace hiding behind that gas fire?

Looks like a lovely house with great potential.

We went through the same, my Dad died last year and we sold his house the beginning of the year.

We emptied the house, his Gardner also did decorating so we paid him to paint all the walls and then we had Dad's cleaner come in and she did a thorough clean.

I hated going there and the worst time was when his furniture was removed, I ended up bringing items home that I did not really need but could not cope with letting go.

It does get better. I had to frame it in my mind that it was just a house, my Dad did not live there any longer, so it was not a home.

Once it was ready to go on the market, I only went back once to get meter readings, the estate agent dealt with viewings etc and Dad had brilliant neighbours who kept an eye on it for us.

The bit I hated was the buyer asking for money off for things like alterations he wanted to do and the surveyor got a couple of things wrong and I felt compelled to put him right even though they were tiny unimportant things.

What he offered was in the range of what we as a family had agreed was acceptable, so we just said yes and completed the sale.

To be honest, it was a relief when it sold as I could then get on with grieving.

Couple of other thoughts:

Is there a big loft with potential to be converted into another bedroom? If yes, say so.

Is there on or off street parking? If yes, say so. "Ask agent" is a bit annoying. Put these things in the ad.

Is it structurally sound with no cracks in the walls or water damage? If yes, it would be good to include a blurb in the listing emphasising that this is a much loved house in good condition which is just waiting for a new owner to renovate it to their own taste.

What's that lower ceiling area near the fan in the kitchen?

The bones of the house look great. Is that muck on the kitchen floor? If so, I would clean it and take another photo personally.

How much is the house worth done up to a good standard? I would say, with no structural work required, that there's probably £30k worth of updates required, is that reflected in the price (plus some for the work people will be required to do)?

I think its a lovely house with great garden. Who ever buys it will want to have their own decor so this gives a perfect blank canvas.
Try and sell to a first-time buyer it you can.

It's a lovely house with good sized rooms. It's a complete doer-up so there's no point decorating anyway, everything will be ripped out and start again, great project.

I do think it would sell more easily if it had a really good clean, and that any dirty or stained carpets should be removed if the floors are OK underneath. Most people (not all) can look past the current decor and everyone will want to redecorate to their taste anyway, but dirt (and possibly smells?) are much less easy to ignore.

It has a lovely big back garden - if you are able to keep that mown it is a good selling point. If you can keep the front garden under control that will help as well - kerb appeal really is a thing!

This is a really difficult time for you - I hope that the house sells quickly and well.

As for the house, lots of people do prefer a doer-upper. You could spend goodness knows what on renovation and someone would rip a nice new kitchen out - because it’s not what they themselves would have chosen.

It does needs to be priced accordingly, though, to factor in not just the cost of doing up, but the hassle.

I don't know the area or anything but round here it would sell and for a lot more. If I had to offer any advice I'd say rip the carpets out and make sure it's aired as carpets hold a smell and if house is shut up it might smell damp. Also if you can put heating on low if it's not sold when it's cold this will help.

Anything will sell if you get the price right. It looks perfect as a project, scope for an extension at the side and rear.

Sorry for your loss, it is very difficult dealing with both a bereavement and then all the admin that goes with that.

Yes, it will sell. It is a lovely house, attractive ‘cottage’ front, good garden, easily walkable to a station etc.

It will sell to someone who is happy to take on a project to make it theirs, or it might sell to a landlord who will do a speedy makeover.

As ever, as long as the price is right and reflects the work needed.

I'd remove the flooring as the bare floor boards looks better than tired carpets on the photos. Give everything a good clean, leave the windows open a crack before viewings & it's OK to sell it as it is.

I'm another one who doesn't know the area, but round by me that would be an absolute bargain. It looks like it has a lot of potential. Houses like that round here sell really quickly, a lot of people seem happy to take on a project
