Selling my dearly loved dads house after losing him to cancer months ago.
After the stress of dealing with everything that comes from losing a loved one I have now put the house on the market but there is no money to even redecorate.

The boiler and windows have been replaced and there is loft insulation.

Is this likely to sell easily? I have no idea what to expect but it hurts my heart it sitting empty without my dear dad.

So sorry for your loss, take care as you go through this process. I found letting go of my parents things quite difficult.

A big bucket of magnolia or cream paint would work singers with a bottle of bleach & a mop & bucket!
This is saying that, people will be able to see past that if they want it x

Is renting it out an option?

I didn't read it either - I looked on street view to get a feel for it.

It's set back from the main bit of road with a separate "roadway" and green bit.
Too which is nice (but might impact parking)

Even when houses have been recently refurbished with new bathrooms and kitchens you will still get buyers who rip them out and out their own ones in!

Your dads house is better because someone can gut it and make it exactly how they want it.

A mop and bucket, but best leave the painting - poorly done magnolia/white looks awful and can be a pain to remove.

When we were looking at houses this ''paint everything white'' had been done in some, but very badly {runs, sags and hairs in the paint} and it would have been such a pain to remove.

Anyone buying a house like this will be able to see the issues and white paint won't make a jot of difference.

Just up the road from where I currently live and I viewed a lot before I moved, great house and location, garden is a great selling point. Price is ok, and there's loads of room to gut and make your own so yes I think it will be snapped up in no time

I'd take out the carpets and clean the kitchen and bathroom, then have the photos taken again. That wouldn't cost any money.

We sold my Aunt's house a few years back to pay for her care. It needed a lot of work. If the price is right, someone will buy it.

I'd give the rooms a really good clean with sugar soap (was Dad a smoker?).

Also I think the gutters need clearing or the roof needs attention - there's quite a bad damp problem in the bedroom chimney breast. You can see the damp has caused a darker colour, and it looks like the plaster above the picture rail us "blown" (picture 6)

In its current condition I'd offer 130k

Agree with this, but no need to decorate.

When we moved a couple of years ago, we looked at several houses that needed a lot of work. All being sold by elderly downsizers, and all on the market for the same asking price as places that had been renovated to the nines. And there was a definite pattern- the renovated ones went straight away for well over asking price, and the fixer uppers stayed on the market for ages. Estate agents are greedy and unrealistic- don’t listen to them. Price it 10% below what a move-in condition house on the same road would go for, and be prepared to be flexible for a good buyer.

It will sell. Definitely don’t worry about redecorating, anyone buying it will have to completely gut it. It’s unbelievably cheap compared to prices where I am in the SW.

It has loads of potential, it’s a pretty house.

So sorry for your loss. This phase of selling a beloved home etc is so sad and difficult. But someone is going to really enjoy this place again one day soon.

There are so many lovely things about it - pretty front, great garden (extra points for photos taken on a sunny day!), when I was shopping for a doer-upper this was just the sort of thing I was after. Sounds like it's appropriately priced for the area.

As a buyer I'd be asking about a) parking and b) what scope there is to extend/have others on the street done a rear or loft extension? That would make a difference to some whether it would be a flip project or somewhere they stayed forever.

After my dad died and I was like you and needed to sell the house, I was advised by the estate agent not to bother redecorating or replacing kitchen etc. But to price it accordingly as needs renovation, they see people waste money doing this, and it mostly just gets painted over or ripped out.

It sold, and yours will too.

Not necessarily recently refurbished. But DS bought a house that had been done up in the 80s that superficially looked much better than this. However, he still had to do everything and more to his house that a buyer would have to do to this one.

I agree that a good clean would help but wouldn’t bother with decoration as a buyer would like to put their own stamp on it.

It's a lovely house and yes it will sell as it is. I wouldn't bother spending anything on it, it's a dooer upper, people can see that. Highlight it's got a new boiler and new windows. The potential is there. We bought our house (in much much worse condition than this) with a view to what it could be once renovated. People love old properties. It looks lovely.

It will sell, you might just get less than asking price. I’d pay someone to clean the kitchen floor if you can’t bring yourself to do it and probably rip up the carpets. Provided it doesn’t have damp and smells ok inside (make sure it’s aired out), it’s structurally sound and such then it should sell fairly quickly. Greater Manchester is a popular place to live. It will likely be sold to a buy to let landlord.

I'm sorry for your loss, OP.

I think that house has great potential. It's EOT which is a bonus, and with a good size garden if someone wants to extend out the back and still have a garden. It's a pretty house. It needs total updating which will put some people off but others will love renovating a place to exactly their taste.

I agree with PP that getting someone in to clean the kitchen up would be worthwhile. Obviously it will get ripped out, but a clean, fresh smelling floor is more appealing. (I wouldn't bother ripping out carpets, though - that's a big messy job. Buyers can do that.

There is no mention in the description of the new windows and boiler, and the radiators look new as well. If you do nothing else, the kitchen floor needs wash and re photographed. There a appear to be damp at the top of the larger bedroom, so might be a good idea to get the roof looked at.

Hi OP, I hope you're doing OK. The price looks reasonable (maybe discuss a strategy for dropping it with the EA if you need a fast sale). As others have mentioned, can you spend a few hundred on someone to come in and give it a good clean and air? The redecoration wouldn't put me off. Good luck with the sale x

I would at least clean the house thoroughly, especially the kitchen and the bathroom. Freshen up the paint if you can, especially the white of the walls and the ceilings.

The house looks like it has a lot of potential. I think it will sell, but you will get more for it if it looks better in the pictures.

What is the parking situation? That's one of the first things I look for in a house and can't find that info on the listing.

I'd also give the kitchen & bathroom a good scrub.

Definitely has potential, hope you get a quick sale x

Sorry just trying to catch up. Only have a short lunch break.

I was advised by 2 estate agents not to clean the house as it’s obvious it needs updating.
the kitchen floor is broken where it looks really dirty in the middle. It’s where the big fridge and freezer stood.

I don’t have money to even repaint it.

Parking isn’t great. There is on street parking on the main road but it gets quite busy. Next door park a huge 4 x 4 right outside the gate and there is no way I can get around that. They also have cctv over the shared path to the front doors.

the garden at the side and back is lovely though and whoever buys it could extend into the back or side if they wanted to. Also the loft is empty with insulation so could easily be turned into a third bedroom.

Are all the legalities sorted out? I would be very wary of buying a house without probate granted as it can drag on for ages.
