Selling my dearly loved dads house after losing him to cancer months ago.
After the stress of dealing with everything that comes from losing a loved one I have now put the house on the market but there is no money to even redecorate.

The boiler and windows have been replaced and there is loft insulation.

Is this likely to sell easily? I have no idea what to expect but it hurts my heart it sitting empty without my dear dad.

Great that you’ve accepted an offer!
The next stage will be with the solicitors to do all the legal work, transferring ownership, checking land registry etc. In theory this shouldn’t take long, but honestly how long is a piece of string? It depends on how busy they are / how easy it is for them to get the information they need.
Fingers crossed as it’s a sale with no chain or surveys that it’ll go quickly for you so it’s not super stressful.

Congratulations on the sale.

No survey is not unusual. No searches is IMO. Searches aren’t mandatory if a mortgage is not required but speaking as a cash buyer of properties I wouldn’t buy one without doing them - you save a few hundred £ not doing them but could end up being £000’s out of pocket..Not quite sure how a conveyancer would be able comply with their own professional insurance/ justify taking due care and attention for their client without doing any searches? The only scenario I can think of is if they had already bought a house on that terrace?

All of the above is not your problem unless at some point they do want to finance the purchase at which point searches will be required…so double check that the EA has seen proof of funds to be able to purchase outright.

With no searches, no surveys the turn around can be as quick as the pace at which both your solicitor and theirs works at. You could be done and dusted in under 30 days particularly if you exchange and complete on the same day. You’ll need to be speedy in answering the queries in the standard form (TA6) that your solicitor will supply you with. Best of luck!

Thank you. I haven’t signed any contract yet.
Im not sure why they don’t want to do any searches but that’s their choice I guess.

Absolutely normal to feel the sadness of selling your Father’s house, it is another part of his life on earth changing. You will probably have similar ‘recurrences’ of feelings of loss as things move on, for example when you have finished sorting everything out, anniversaries of significant dates, birthdays, Christmas and such like. It doesn’t seem right that life is going on despite your loss.
I felt like I’d had a layer of skin removed, a bit sore and vulnerable. You do get used to it as time passes, and hopefully you can get to concentrate on the happier memories of you Dad.
