Permitted development 3m rule

I am going round in circles here, getting different answers from planning and surveyors.

Next door (terraced) put in a full planning application for a loft conversion, dormer and side extension and a 4.5m downstairs extension.

We objected to this as did neighbour on other side. Application was withdrawn.

They resubmitted the loft plans under PD and these have been approved. Party wall notice issued and I have dissented to this and appointed PW surveyor.

Now to the downstairs - our kitchens extend further out than the back doors. We are attached at the back door side if that makes sense. On the original planning application they were going out 3m from the back door, we agreed to this in principle.

The new plans are 3m from the back door and 3m from the kitchen.

Does anyone know if the PD rules can be measured from different points. I understand it is 3m from the original building, but what point is that measured from. No one seems to know and it's driving me mad!

It's 3m from the back of the original house.

Don't know, presumably the furthest point at the back of the house? So yes, their plans sound ok.

Maybe a diagram would help. What is it you object to?

So it's 3m from the original house. If the kitchen is an extension, then they can't go out 3m past there but if the kitchen is part of the original house, then they can

Isn't it further than 3m now anyway? It's been made larger for single storey extensions I'm sure

Dishwashersaurous · 13/09/2024 12:50

It's 4m for detached houses now

We're terraced so still 3m.

I will add a diagram when I get home!
