How much would it cost to completely redo this house?

Ball park obviously.

Dh and I are relocating further North. Disappointed with what is out there. Dh promised me a larger house but we’re not really looking at that much of an upgrade in reality.

Never thought I would be open to a project but am now considering.

Very roughly - how much do you reckon it would cost to redo this house.

I’ve come up with £200k based on nothing.

There are huge cracks in the ceiling of the yellow room and other rooms downstairs, caved in bathroom roof... some guests a problem with the roof, subsidence maybe with the cracks.

This is more than a cosmetic overhaul. I bet you it needs rewiring, new windows etc.

Very difficult to yell from clutteted pictures. The window frames might be rotten, but they might not.
The roof might need done, but it might not.
The ceiling damage could be old lathes giving way (they're actually quite thin and easily damaged by careless plumber or electrician), or could be subsidence or dry rot or dodgy roof.
Without seeing it and getting a survey you wont know. AND you would need to LOVE itnto put up with the inconvenience of it being listed.

Willes Road is a mare for parking
It's right by Newbold Comyn, so close to be walking distance into town but it's free parking and EVERYONE knows Willes road is that place.

It'll cost you a fortune, getting listed building approved contractors etc is a mare. My best friend owns similar property properly up north and they spent £25k just on the guttering because it had to be cast iron. Then the roof, flashing etc......it'll cost you about £300k minimum, but once you uncover the stuff you can't see probably a fair bit more

That’s an absolutely beautiful house but ouch. Listed? Yes, a money pit. Such a shame, OP, but unless you’re actually a builder yourself (or have one in the family who'd be happy to do substantial work for you) I'd walk away. With a heavy heart, admittedly.

I think people are underestimating how much people adore ‘money pits’ like this. I have a Victorian money pit like this. It will be a life’s work and most of my spare cash. We absolutely love it and don’t care. The OP needs that mindset though.

We’re only in a conservation area with the front elevations on our street subject to more stringent planning controls. The number of neighbours who’ve had to battle with the council planners over doing loft conversions is no joke. Even on our relatively short street people have had different advice from the same planning office & e.g. had to remove velux windows to get their building certificate, even though houses done around the same time were allowed to keep theirs. It’s mind-bending and one of the reasons we haven’t converted ours.

thats the main thing really isn't it, just not knowing. My friends went to ridiculous lengths to do as they were told with everything, regardless of the fact it cost them ££££ and much of it made no sense, but the cellar Ladder/Steps/Stairs... was the tipping point. It made NO difference to the look of the house & could easily have been put back to a ladder if someone suicidal wanted to in future, but would have made their house much safer. But no! 🤦🏻‍♀️🙇🏻‍♀️🙇🏻‍♀️🙇🏻‍♀️
