To think my lettings agency are taking the piss and wondering what else I can do?

Very fortunately, I'm in the process of buying my first flat but how long that will take is how long is a piece of string.

I live in a studio room within a HMO and have had no heating since I arrived 3 months ago. Thankfully it's a bit warmer now, and I have my own space heater but it could get colder again and there's no guarantee of anything.
I'm paying a monthly rent, all bills included. There's zero heating coming from my radiator and I live in the attic room.
I've already reported this 4 times which I have evidence of.
There's a utility 'room' and one of the washing machines has been broken since I arrived, so we currently have 1 between 9 rooms.
I've told them about this as well but it's constantly 'We'll speak to the landlord/we'll chase it up.'
I told them I feel like I'm being fobbed off. Don't want to take it out on the wrong person but I just feel like they don't care, and this is the same for many tenants/agencies.
I'm just fed up, anyone I could report them to?

They should be regulated by the ombudsman... write a formal complaint to the agency and follow it up if you keep getting fobbed off, or start with being more assertive eg get them to put it in writing in an email today what they are doing about it and if you don't get any email call back same day. You need them to commit to fixing it and take action.

They will have a complaint policy. Get a copy, it should only have 2 stages so if they don’t resolve it at stage 1 ask for it to be escalated to stage 2. They should acknowledge your complaint within 5 days, make sure you send the evidence reporting of the issues with it. Stage 1 should be actioned in 10 working days and stage 2 from 20 workings day. After your have exhausted both stages of it or if they don’t follow their own policy, the you can make a complaint with the housing ombudsman. They should have all their complaint info on their website as that is a landlord requirement if they are regulated. Also, include you want compensation in the complaint for lack of facilities.
