To wonder if anyone can tell me what letting agents check in terms of credit?

I have potentially found my dream property to rent. I'm very excited.

I have a good wage but poor mental health and often forget to pay my gas and electricity bill on time though it does get paid every month. I always pay my rent on time and every other bill. I have a few loans, one almost paid off, none totalling more than £1000 per loan. Two credit cards. One I am paying off and not spending on it. The other I spend on it and pay off minimal amount each month. All other bills paid on time.

Catalogue sometimes gets paid a week or so late.

Sometimes my account goes into an unplanned overdraft for a few days.

My credit score isn't great. I'm a frivolous spender. I don't spend outside of my means, the credit cards and loans were to help me get settled somewhere new after a breakup many years ago.

I am now terrified my credit check will let me down. This is my chance to be happy. Truly happy and even maybe help my mental health.

I'm buggered with my credit aren't I?

Please does anyone know what the estate agents check?

You will most likely get lots of varying answers but ours asked for more information than I had to supply for my mortgage. It was never ending. No idea how much was checked but it was obviously a credit check, letters from my husbands employer about income and time there etc, bank statements, payslips.
It felt never ending!

If you have poor credit you’re probably going to struggle unless you have someone willing and able to act as a guarantor for you unfortunately OP.

The letting agent wanted proof that I earned at least 32 times the monthly rent. Plus references and a letter from my employer.

Get an Experian account and see what your credit rating is like. You may well need a guarantor

Unless you have a guarantor I think you're going to struggle.

I believe they are only looking for active (think that's the word) CCJs and bankruptcies.

Letting agents can only see public records on a credit check, so that is bankruptcies, CCJs and IVAs. They can not see any other late payments or how much debt etc you have. They may ask to see bank statements and pay slips to prove income and that you are able to meet regular commitments.
