Design-led and Architect-Designed

Are the terms “design-led” and “architect designed” a load of estate agent bollocks, or do they actually have any meaning?

Aren’t all houses designed by an architect?

No most are not designed by an architect. Most are done by developers using a d and b contractor,.

Some houses are designed by builders, some are mass-designed to fit into a minimum space for maximising home builders profits.

The person who designs the house has a huge influence on how functional it is in practice, and how it feels to be in it.

I’ve never lived in a house that was designed for life - I always joke that this house was designed by a male builder, with no thought at all given to the processes of living. Someone who has never emptied a dishwasher or had to get a mop out of a cupboard.
